Mai Khao Beach: 12 Kilometres of Tranquillity in Phuket

Mai Khao Beach is the longest beach in Phuket. If you are planning a holiday in Phuket and want to spend two weeks in silence in a villa with the sea right outside your door, then Mai Khao should be your destination.

Since 2024, the number of foreign buyers in this area has increased to 40–50%. Most of these buyers come from Europe, Russia, the United Arab Emirates, and China. In the past two years, several new premium restaurants, cafés, spas, and fitness centres have opened, as well as rental apartments with club residences. This has made the area even more attractive for both investment and long-term residence.

Although Mai Khao remains a peaceful and secluded area in 2025, improved transportation (new road connections to the airport and beach) and the addition of new services will make it even more convenient for residents and tourists.

Following the 2004 tsunami in Thailand, building regulations changed, even though tsunamis rarely reach Thailand and it is Indonesians who suffer most from disasters in the Pacific and Indian Oceans. As a result, it is now forbidden to build within 400 metres of the sea.

Furthermore, the latest regulations allow only two-storey buildings close to the shore. Three-storey buildings must be constructed a little further from the water, four-storey buildings even further away, and so on. The maximum height allowed for buildings in Thailand is 23 metres, or 7–8 storeys. This regulation creates a cosy atmosphere on the beaches and provides homeowners with excellent

Mai Khao Beach Resorts

It was on Mai Khao that the first beach resort in Phuket was opened. This resort is still in operation today and is known as The Slate. The average price of a villa with a sea view in Thailand is now between 18 and 25 million Thai baht, while exclusive properties on the first coastal line can cost up to 35 to 50 million. Condominiums, on the other hand, typically range from 2.5 to 5 million baht in price.

Short-term rentals currently yield an annual return of 6 to 8%, while long-term leases generate 4 to 5%. The highest rates are reserved for villas that come with pools and are managed by professional companies.
