Source: «Online property purchase in Turkey», 31 March 2023Once I had a case when my client was unable to quickly transfer the deposit, so our partner in Alanya paid for it from his own funds, since the offer was very attractive and could not wait long. The client reimbursed the deposit to the agent in cash after arriving in the country to register the deal. Read our client's interview about this deal.
Source: «Online property purchase in Turkey», 31 March 2023We usually arrange a chat with the client and our Turkish managers join this chat. We send photos, videos and comments to the chat about current projects that match the client’s request.
This is usually the most interesting stage, as the client begins to understand the market and can adjust his request accordingly, and we, for our part, begin to better understand the needs of the client. In general, I believe that there is no point in looking at online property listings for a long time.
True understanding comes from interacting with agents who access these listings on a daily basis and regularly conclude real estate transactions.
Source: «Purchasing a lucrative apartment and moving to Alanya: a Tranio client’s story», 14 Dec. 2022Yes, our website receives dozens of new applications every day, but over the past few years, the bulk of my clients have been people who have already invested with us or people who came through recommendations.
This may sound trite, but I think the best sales strategy lies not with the sale itself but with solving the problems the client may have in the best possible way. It is far more beneficial for everyone: for the client, for me as a manager and for the company. People are not looking for a good website or seller; they are looking for someone they can trust.
Source: «Residential real estate in Hungary set to grow», 23 March 2018It is relatively easy for a foreign national to buy Hungarian property. The payment is done in stages. First, the buyer puts down a deposit of about 1% of the property price, proving the seriousness of his/her intention. The buyer pays another
10–15% during the execution of the sales agreement. The local municipal authority must approve the purchase, which takes 6 to 8 weeks. After that the remaining amount must be paid. Buying expenses constitute5-6%, which includes the legal service charge(1–1.5%) and the purchase tax. After this is paid, the transaction is registered with the Land Registry. In Hungary, sellers paythe realtor's fee.
Source: «Looking for the perfect newly built home: a Tranio client on buying a townhouse in Sopron, Hungary», 14 Feb. 2017The Hungarian market for property under construction is not yet regulated as sensibly as its Austrian or German counterparts; therefore, in this country, residential property buyers will certainly need the assistance of lawyers who will put the brakes on the transaction if they even slightly doubt
the developer's reliability. This wasEkaterina’s case when the lawyer repeatedly turned down contracts.
Tranio's partners in Hungary recommend their buyers only local lawyers with proven expertise with whom they have been workingin long-term cooperation. No matter what type of property our clients are interested in – newly built or older – we always tell them about all the market nuances and do everything we can to eliminate the risk of suspicious transactions with the help of our foreign partners and their legal advisors.
Source: «Gateway to Europe: Tranio client buys property in Hungary to get EU residence», 04 Aug. 2015“Purchasing real estate in Hungary is only one of the conditions to get a residence permit. Applicants should also show proof of sufficient financial means, have spent at least 270 days in the EU and have a medical insurance.
The number of real estate transactions has been rising in Hungary for the last year and continues to grow. This is leading to a cautious rise in prices, so investing in real estate here now is a good idea in terms of investment and profit.”
