Cape Panwa in Phuket, Thailand: the hidden luxury of the island
Cape Panwa is located in the Wichit region, spanning from Kathu in the west to the cape of the same name on the east coast. It is an ideal destination for a peaceful and secluded holiday without the need for frequent travel.
Most hotels in this area have their own small beaches. However, their suitability for swimming is highly dependent on the tide schedule due to the location being on the east coast of Phuket.
The Cape’s hidden gem is the luxurious Thai hotel, Sri Panwa. It is a destination fit for Thai royalty and is often overlooked by international visitors. Other nearby hotels include the Pullman Phuket Panwa and Anantara.
All establishments fall under the category of «from 500 US dollars per night.» For their guests, the sea at the doorstep is more of an atmospheric element, and the beach is a place for walking rather than swimming.
To fully appreciate the diversity of Phuket, it is recommended to travel by car and experience a ride in a local tuk-tuk (the auto rickshaw) at least once. The northern part of the island is quieter and more forested, with a predominantly Asian community, making it a popular choice for those seeking a secluded holiday. In contrast, the southern part of the island is a hub for tourists and expats, with a range of hotels and guest houses offering an Asian-inspired experience.
On the other side of the cape lies Ao Yon Beach, a secluded spot favoured by Phuket expats. Small hotels, both affordable and luxurious, can be found in the vicinity. Although there is no infrastructure, it is not in high demand in this part of the island.
Who is Cape Panwa for?
Cape Panwa is a luxurious retreat that embodies the style favoured by Thai high society. Despite its opulence, it remains discreetly tucked away in an unassuming Thai village. Ao Yon Beach is a year-round swimming destination that is highly regarded by expats living in southern Phuket. The bay is also a popular mooring spot for Phuket yachtsmen.
Most people choose to buy property in Thailand as an investment. Some clients also want to holiday there for 2-4 weeks a year. According to Tranio’s data, this year 52% of clients chose to buy for both holiday and rental purposes, up from 42% last year.
Meanwhile, 10% chose to buy for rental purposes only, up from 2% last year. 15% of clients considered Thai property for their own relocation, and 11% for a seasonal holiday. The demand structure has changed over the past year.
Previously, 38% of clients (the majority) were interested in Thai property for seasonal holidays, while only 10% were interested in relocation. Obtaining a residency permit is not a common reason for buying property in Thailand. This is due to the ease of obtaining a visa for other purposes and the fact that there is no specific visa for property owners, nor is it possible to obtain citizenship in the future.

Property prices in Cape Panwa
Cape Panwa is located in a jungle-covered hill called Khao Khad. Historically, the coastal areas have been home to expensive hotels and villas. However, developers now periodically launch condominium projects in Panwa. Apartments in the area cost approximately 120,000 US dollars for a 35-square-metre unit, while seafront villas on the first line cost 2,000,000 US dollars or more.
Thailand has strict requirements for green building. To construct a new building, developers must obtain an environmental certificate from the government, which can be a challenging process. In Bangkok, the wait time for this certificate can be up to six months.
Recently, hotel owners raised concerns that the construction of a nearby residential building would disrupt the sewage flow, resulting in a ban on residential construction at the site. To reduce risk, we check all properties individually, including the presence of the certificate.
