Our client Ruslan (name changed for privacy reasons) is the owner of a large business in Kazakhstan. At the start of cooperation, the client already owned property in Turkey and the United Arab Emirates, so France was considered not as a place of permanent residence or business, but rather as a property investment for accumulating wealth and spending family holidays in Europe. The main reasons for choosing France as an investment destination were its economic stability, protection of investors by the law, the rich cultural fund and historical heritage.

Penthouse in Beausoleil
Ruslan’s choice was a magnificent penthouse with a private pool and a roof terrace overlooking the sea in the resort town of Beausoleil on the border with Monaco.
Beausoleil is a small charming urban commune in the south of France, separated from the Principality of Monaco by just a few districts. The unofficial name of this commune is «upper» Monte Carlo due to its proximity to the world—famous district of Monaco. The preference for this particular urban settlement gives the client the advantage of being a bit away from the intense pace of tourist Monaco, but at the same time being able to access the cultural life at any moment.
The property selected at the time of purchase was already completed and commissioned in 2022. Before buying, Ruslan personally visited the object to assess the quality of the materials and the comfort of the design, as well as transport accessibility and infrastructure for a comfortable family stay and leisure. The object met all the parameters and special requirements of the client. Satisfied with the viewing, the investor immediately decided to sign a contract for the purchase of property in Beausoleil.
It is particularly worth highlighting the fact that on the Côte d'Azur, new properties sell out almost immediately due to the limited offer. The authorities’ policy of controlling the height of buildings and the size of urban settlements does not allow mass development of the territory.
If a project is attractive to investors, it is very important to make a purchase decision immediately and notify the seller of the wish to purchase the property as soon as possible.
Further plans for investment in France
The final purchase contract for our client’s property was issued in mid-April 2023. In the future, the investor does not intend to use the apartment as his main residence or to receive any income from renting it, but to use it exclusively for personal purposes several times a year for family holidays. Ruslan is still considering the possibility of exercising his right to reside in France in the future and is still in the process of gathering information and documents to obtain a residence permit. In case of residential property, there is no time limit on the application. This strategy is common among large investors in the South of France.
