Tranio.com looks back on a rewarding 2016

What began in 2010 as a simple web portal blossomed over the course of six years into a full-service international real estate broker. And 2016 has been Tranio’s most active year to date.

International clients

Over the past 12 months we have entered the global market. We have made our website available in Persian, German and Spanish, in addition to the Russian and English versions we had before. We have started working with property buyers based in Europe, North America, Asia and the Middle East.

Our first development project

In December, we signed a deal with a client who invested in a redevelopment project in Barcelona. The client's investment strategy involves buying a residential building, renovating it and then selling the finished flats to investors who wish to purchase seaside vacation properties, obtain European residence permits or generate rental income. In 2017, we are planning to launch this project with the help of a local developer. Soon, we will be ready to offer apartments from our joint project.

In addition to assisting our clients with property selection, we have also begun facilitating bank financing, providing legal audit-related and transaction structuring services and helping our clients select the right management companies to work with their newly purchased properties.

Enhancing the quality of our work

With the support of our international network of partners and a freshly refined Customer Relationship Management (CRM) system, we have raised our services to a new professional level and have started offering more suitable properties to our clients. As a result, the application-to-transaction conversion rate increased by 30%, and the amount of transactions per 100 clients increased by about one-third.

Global media recognition

We continued delivering high-quality materials and analyses, and major Western media outlets responded well to our efforts. In 2016, 255 international print and online media outlets, including The Daily Telegraph, The Guardian and The Sunday Times, mentioned Tranio.com on a total of 362 occasions. Our articles were also published by such major Russian media outlets as Vedomosti, RBC and Forbes. In collaboration with Adam Smith Conferences, we conducted two major in-house surveys on the preferences of Russian investors and foreign bank account holders.

In late 2016, we established our development strategy up to 2020. It includes the following goals:

  • to become the world's largest web platform for cross-border transactions in the global real estate market
  • to serve as a one-stop shop, enabling our clients to select and inspect properties, secure financing, sign contracts and find property managers all within one convenient web interface
  • to provide our clients with a wide range of options that will enable them to invest in property itself as well as in property-based financial products (e.g. real estate funds and bridge loans)
  • to create an integrated ecosystem where some clients invest in property development while others buy the fruits of such developments
