Where to buy property on the Costa Dorada: interview with an expert

Alina Batyrshina, Tranio sales manager for Spain, talks about how and where to choose the right flat or house on the Costa Dorada.

Alina, tell us about the Costa Dorada and why the region is attractive for property buyers?

— The Costa Dorada is a 200-km stretch of Balearic coast in Spain’s north-eastern province of Tarragona . The name translates from Spanish as the “Golden Coast”, thanks to its many beautiful beaches. Property along the Costa Dorada is more affordable than in, say, Costa Brava.

As far as I know, there are plenty of towns in the region. How can a buyer choose the right one for them?

— It’s true, there are plenty of towns and villages, but only a few of them are lively. I would start discovering the Costa Dorada from Cambrils. The town is located 100 kilometres from Barcelona and a 20-minute drive from Tarragona, the province’s capital. Cambrils, perhaps, is the most beautiful and tidy town along the Costa Dorada. It is also considered a “food capital”. There are many restaurants, including two Michelin-star ones.

In your opinion, what type of buyer would enjoy a home in Cambrils?

— Cambrils is a quiet town with good infrastructure, so I would recommend it to families looking for a permanent residence. There is an international school, several kindergartens and many activities. Tarragona, a university city, is nearby as well.

What kind of real estate is on sale in Cambrils?

— First line apartments by the sea cost from €450,000,but on the second line, it’s half that, from €200,000–250,000. There are less expensive apartments too that cost €130,000‒150,000. There is a wide variety of property: new-builds, secondary market housing and land for development that costs €130,000 for 600 square metres. I recommend looking into Villa Fortuna, a suburb of Cambrils, where detached houses can be bought for €300,000‒350,000 and townhouses for €200,000.

You mentioned that Cambrils is 100 kilometres away from Barcelona. Is there anything closer?

— Yes. If you are looking for property close to Barcelona, I recommend Calafell. The town is 68 kilometres away and connected to Barcelona by rail with trains running every 30 minutes. So, if you want, you can be in the centre of Barcelona, at Plaza de Cataluña, within 55 minutes.

Calafell is a large town, which, unlike small resort towns and villages, is lively during the low season. The necessary infrastructure here is open all year: kindergartens, medical facilities, shops and restaurants. The famous Spanish amusement park, Port Aventura, is close by. In general, Calafell is as great to live in as Cambrils. The main advantage of Calafell is that it has the largest selection of new property on the Costa Dorada and developments are high quality. Unfortunately, other towns don’t share these features. Apartments cost €250,000‒300,000, while prices for houses start from €350,000.

What would you recommend for those looking for a summerhouse by the beach?

— In this case, the best place is Miami Playa village, a 20-minute drive south of Cambrils. Most properties for sale are houses and townhouses that cost from €200,000. The only drawback is the underdeveloped infrastructure. Anything important would require a trip to Cambrils.

What location would you recommend to an investor?

La Pineda has a large hotel complex: Estival Park. Serviced apartments are sold for €100,000 and more. You can live in the apartment when you want and have an agent rent it out when you are away on a fixed-rate income basis.

However, normal property buyers like La Pineda as well. Just 13 kilometres north-west of the town is Reus, the most convenient town for shopping and six kilometres to the West is Salou, a large town with lots to do, including restaurants, bars and nightclubs.
