Investor Opportunities Amid Constrained Supply: Abu Dhabi Real Estate Market Outlook
Despite significant interest from major investors, the Abu Dhabi real estate market in Q2 and Q3 of 2024 appears to have cooled from the record highs of last year.
Trends in the Abu Dhabi Real Estate Market for 2024
Record Low Project Launches
According to REIDN, the number of new units launched in 2024 has hit its lowest point in eight years. Only 1,200 apartments and villas were introduced to the market, compared to 6,500 in 2023.
Popular Neighbourhoods Driven by Secondary Market
With fewer new projects, transaction volumes for newly built properties in popular areas such as Saadiyat, Yas, and Al Reem have declined by 41-46%. In contrast, activity in the secondary market has risen by 38%.
Steady Price Growth
The real estate price index for both the emirate as a whole and key neighbourhoods shows an upward trend. In Q2 2024, apartment prices in Abu Dhabi increased by 6.2% year-on-year, while villa prices rose by 3.9%.
What to Expect from the Abu Dhabi Market
Foreign investors are primarily focusing on Aldar’s projects in Saadiyat and Yas Islands. The state-owned developer has, in effect, monopolised the market for high-quality projects, capturing the bulk of investor interest.
Aldar has plans to launch significant projects within Abu Dhabi and other emirates in 2024. With limited land availability in the UAE capital, the high demand for each new Aldar launch is creating a positive outlook for investors. Limited supply, combined with growing demand in the secondary market, increases the likelihood of profitable returns.
Property buyers should closely monitor upcoming launches or consider opportunities in the secondary market for investment.
