Residential Complex Schoenegarten: Quiet oasis in the big city centre

The new residential complex Schoenegarten is located between the districts Tiergarten and Schoeneberg in central Berlin and within a walking distance from three Berlin S-Bahn stations: Kurfürstenstraße, Bülowstraße и Nollendorfplatz.

14 buildings form a square-shaped enclosure surrounding a green oasis in the city centre ready to shelter residents from the big city noise. Schoenegarten is a good starting point to go shopping, do the sights, or go for a walk in the park.

Prices per a square metre here vary from €6,500 to €10,900. The average price per a square metre in a new development in this district ranges from €6,300 to €9,800.

The residential complex is to be commissioned in Q3 2021.

The total number of apartments in Schoenegarten is 182 with the layouts varying from two-bedroom apartments with a floor area of 57 sq.m to four-bedroom apartments and penthouses with a floor area of 165 sq.m.

The apartment prices range from €449,500 to €1,799,500.

Each apartment has an open-style kitchen and a balcony or a terrace. The maximum ceiling height is 3.10 m going beyond the typical height in many new developments. The interiors are trimmed with quality materials: a heat-insulated parquet hardwood flooring and ceramic tile flooring. A bathroom may be fit out in one of the three turn-key designs.

Fixtures and fittings will be of a high quality and will encompass a water softening system, energy-saving equipment, and sanitaryware from the leading manufacturers.

Berlin’s popular park Grosser Tiergarten covering 210 hectares is located to the north of the residential complex. One of Berlin’s most popular residential and shopping districts Schoeneberg is located to the south of Schoenegarten.

Surrounding infrastructure

There are two parks within a walking distance from the residential complex: Grosser Tiergarten and Park am Gleisdreieck. The amenities include numerous supermarkets, pharmacies, and a 24/7 hospital in the nearby area.

The leisure facilities encompass many cafés, bars, restaurants, and seven large shopping malls to go on a shopping spree for all.

Architecture

All the 14 buildings of the residential complex are remarkable for their diverse modern architecture and high-quality finishes. Each building is a constituent of the larger architectural complex, while conveying its unique concept design. The plaster façades are finished in seven colour schemes combining black and white, beige and grey, and come with balconies with glass railings.

This variety of façade finishes makes the buildings harmoniously blend with their surroundings.

Private amenities

The name Schoenegarten is translated from German as a “beautiful garden”, and these are not just idle words. The design of the residential complex area ponders on the idea of the garden featuring natural landscaping elements.

The inner yard of 1,500 sq.m is a private area to be used exclusively by the complex residents. A circular path, benches, and cosy floral and green bays invite you to rest and enjoy the atmosphere. There is a wooden apple-shaped playhouse and a pear-shaped wall-mounted ladder for outdoor games.

The area outside of the residential complex is also full of green spaces. There are bike parks, wide approach drives for emergency vehicles, and enclosed green areas ideal for outdoor games, activities, events and picnics. The ground floor will accommodate retail spaces. There is an underground car park in the residential complex. Electric car owners may use charging stations on site.
