Tranio in 2021: Own development projects and big plans for the future

2021 was one of the best years in Tranio's history. We sold all the flats in our own redevelopment projects in Athens, closed major deals in Germany and started new development projects. This year we helped 150 of our clients buy properties for living and as investments. More than 10 clients came to us on the recommendation of friends: we are grateful for your trust and for being with us this year.

Sold all flats in two of our own building redevelopment projects in Athens

In 2021, we completed the renovation of two buildings in the centre of Athens, which we started in 2020. We renovated the two historic buildings, both the facade and the interiors, redeveloped, renovated and furnished the flats. All the flats in both projects have now been sold, and the owners rent them out.

We continue to work with these projects as a management company and take care of renting out the flats. The owners have the option of receiving either a guaranteed return (currently 3% per annum) or a floating yield that depends on the occupancy rate.

Started two new redevelopment projects in Athens

We didn't stop there and took on the next two projects in Athens. We have divided one of these buildings into "packages" of 2–3 flats with a total value starting from €250,000, so that an investor may receive a Greek residence permit. Three of the four "packages" have already been reserved and the fourth one is currently being negotiated.

Another project is planned to be a premium residential complex. This building will have large spacious flats, renovated with expensive quality materials. It is located in the north part of Athens, 15 minutes from the city centre, in the upmarket area of Agia Paraskevi on a quiet green street. 

New development projects in Berlin

In December we signed three new apartment construction deals in Berlin with a total volume of about €18 million. We are attracting co-investors' capital in such deals with a yield of 10% p.a. There are already 20 people who are investing with us.

One of the service apartment complexes in Berlin is located in the Köpenick district. There are 38 flats in three buildings, many with a balcony or a terrace. The flats are fully furnished, have a kitchen area and a bathroom. 15 of the flats in this complex have already been purchased by an investor.

With this project, for the first time, we are working with the leads from the German real estate marketplace ImmoScout24. In general, this year we have been working more often with local German-speaking buyers.

We believe in the great potential of Berlin, including the Köpenick district - the Treptow-Köpenick district is now considered an attractive location for science and technology companies. The Adlershof Technology Park, which is five kilometres away from our project, is home to 1,200 companies and scientific institutions, including Audi and Siemens. In addition, a Tesla Gigafactory is about to open in Berlin, in a relatively short distance from Köpenick — compared to other districts of the city. Because of this steady development and growth of the area, many professionals will move there and they will need housing.

Successfully sold apartments with a guaranteed yield in Berlin and provided residence permits in Greece

This year we have seen a great demand for the residence-by-investment programmes. In the time of the ever-changing travel restrictions, people miss the ability to freely travel across the world, or at least across Europe. Our clients were interested in such opportunities in Greece, Portugal and Montenegro. Moreover, in Greece, we closed deals on our direct product: apartments with guaranteed returns.

40% of our clients this year were foreigners. Just like last year, almost half of the deals were done remotely. We were doing online viewings and 3D tours, recording videos from a copter, and creating detailed analyses of the locations.  

Closed other major deals on the German real estate market

  • In 2021, we closed several mezzanine deals in Germany with a total volume of more than €40 million. 
  • We closed a supermarket deal in Baden-Württemberg worth around €3 million with an annual income of around €140,000.

Visited European property events

After the shutdown of 2020, European exhibitions have slowly started to return offline. We were lucky to visit Expo Real in Munich, MIPIM in Cannes and IHIF in Berlin.

Increased website traffic and conducted 8 big market studies

In 2021, the traffic of the Russian- and English-language versions of Tranio’s website increased by 11% and 7% respectively. More than 600,000 people visit our websites every month. At the same time, the conversion rate of tranio.ru increased by 51%, and that of tranio.com by 26%. 

Our editors and analysts conducted new research on the real estate market, and we were featured almost 300 times in the Russian and foreign media. We were featured in the French media Le Point, Germany’s ahgz.de and the Dutch Hospitality Net among others.

This year we did a big survey on the European hotel market and studied Russian demand for overseas property. Thanks to our data analysis department we discovered which European cities have the most cafés and bars, and which German hotels are most often featured on Instagram. 

We have also set up Facebook pages for the German and Greek property markets. There we publish economic and financial news, interesting facts about the market and investment ideas.
