Tranio in 2022

For Tranio, 2022 has been a year of testing our competencies under harsh conditions. We began to develop several relevant areas: Turkey, the UAE, Thailand; and in a short time we took a leading position in these markets. We conducted remote transactions for the purchase of real estate in Turkey in the nick of time, right before the limit increase in the passport programme. We were among the first to prepare documents for a new 10-year residence permit in Dubai. Even Christmas Eve found us closing the final deals of the year in Athens, so that clients could get Greek golden visas for buying real estate worth 250,000 euro instead of 500,000.

Despite all the difficulties that the past year brought, we defended our clients’ interests in all transactions to the end and helped to maintain capital, mobility and stability of the business. Moreover, in 2022 we supported not only our clients, but also each other. We attended webinars on psychology and soft skills, held informal conversations in a book club on the phone, and used corporate discounts for training and therapy.

In this article, we covered the main events that took place in the life of the Tranio team in 2022.

We opened representative offices in the UAE, Turkey, Cyprus and Thailand

In 2022, we became active in the markets of Dubai, Turkey and Thailand, as well as expanded our presence in Cyprus. We have worked hard to offer our clients the best projects and services in these new locations, and we are proud of how much we have achieved.

Last year, many of our employees moved to Dubai and Turkey for permanent residence. Moreover, our team now has new colleagues who have been working with real estate in Turkey, Cyprus and Thailand for a long time and live in these countries themselves. Overall, we put a lot of emphasis on expanding the team in 2022 and hired several dozen new first-rate specialists from around the world.

We invested in the construction of a co-living facility in Dubai

Having studied the Dubai market in detail in the spring of 2022, we have invested in a project that we consider to be the ideal price-performance ratio on the market. Namely, together with the developer Aqua Properties, we invested in a residential complex in Motor City.

Since Tranio is the investor of this project, we offer apartments on exclusive terms and at a lower price than in similar projects in neighbouring areas. The expected return starts from 8%.

The building has many common areas planned for all residents to use, including tennis and volleyball courts, cinema, gym, yoga club, spa and more. Shops and cafes will open on the ground floor.

Motor City itself is a cosy bedroom community conveniently located in a 15-minute drive from Dubai Marina where the wealthy middle class lives. Motor City successfully combines 3 important advantages: good transport accessibility, developed infrastructure and comfortable atmosphere. Residents of neighbouring districts regularly come to Motor City to go shopping, visit a beauty salon or just take a walk.

We launched sales in our new development project in Athens

Our latest redevelopment project is located in a prestigious district in the north of Athens, 15 minutes from the city centre. This is a five-storey residential complex with spacious apartments finished with quality materials.

We were successfully selling apartments in the complex in 2022 because we found a way for our Russian clients to legally buy property in Greece.

In 2022, restrictions were imposed on the purchase of real estate by Russians in Europe. However, we have carefully studied the current laws and realised that it is still possible to buy property in the EU, subject to a number of conditions. Thus, investors from Russia can legally buy real estate directly in European countries, if the final beneficiary is a citizen of the Russian Federation.

That is how we are selling our own redevelopment project in Athens. The project belongs to our Greek legal entity, registered to a Russian citizen and Tranio’s founder George Kachmazov. Therefore, payment is easy for customers, without complicated schemes with intermediary banks.

We continued to build apartments in Berlin

In 2021, we started the construction of a new residential complex in Berlin’s Köpenick district. The complex includes 38 apartments with 1–3 rooms, as well as 3 commercial premises. Many apartments have a balcony or terrace. The apartments are rented with a fine finish, plumbing and kitchen. In 2022, we continued to sell apartments in this complex to both Russian and German speaking buyers.

We believe in the German real estate market in general and in the Berlin one in particular. The Köpenick district is considered an attractive location for science and technology companies. Just 5 kilometres from our project is the Technology Park Berlin-Adlershof, which is home to 1,200 companies and academic institutions, including Audi and Siemens. In 2022, Tesla’s Gigafactory opened in Brandenburg, prompting a large influx of tenants to nearby areas of Berlin, including the Köpenick district.

We closed major deals in Germany and the UAE

  • Together with our clients, we invested 8 million euro in a land development project in Berlin.
  • We raised capital of 2.5 million euro for the construction of apartments in Berlin.
  • We sold a package of apartments in Dubai for 4 million US dollars.

We went on business trips to Istanbul and Dubai

In the spring of 2022, our team travelled to Istanbul and Dubai to network with developers and partners and find quality properties to keep up with these dynamic and fast-changing markets.

We created channels in Telegram

We began to actively maintain our channels in Telegram in 2022 to publish current offers on the market, as well as news and analytics. In less than a year, we have gained more than 10,000 subscribers.

As in previous years, our editorial staff prepared analytical materials for the media and gave comments to journalists. In 2022, we had more than 300 publications in Russian and foreign media, including RBC, Forbes, and Reuters. Two of our articles were published in the German business newspaper Frankfurter Allgemeine Zeitung, including an interview with Tranio’s founder George Kachmazov.

Tranio.ru took the 6th place in the Medialogia’s rating for the Q3 2022 as one of the most quoted media in the real estate and construction industry.

We supported each other in difficult times and learned new things

In 2022, we at Tranio paid a lot of attention to training and supporting our employees. We regularly met at online soft skills development training, had lengthy discussions with experts in our field, and even drew up instructions on how to be more careful with each other in business correspondence, how to give feedback and not forget anything. Our local managers held online meetings where they shared the secrets and features of working in the UAE and Turkey. We also created internal training courses in areas new to us, which were attended by all employees of the sales department.

We made a corporate discount on professional therapy sessions for our employees. Finally, we created a book club that brought together employees from more than 5 countries, with cosy Friday phone calls and inside jokes.
