Tranio’s client experience: mountain chalet in the Alps for vacation and good rental income
Resort property in the French Alps is a prospective investment, both from the point of view of getting income in high season, and getting a «second home» for vacations in a sunny, comfortable Alpine climate. Alpine resorts are as popular as resorts on the French Riviera, and property prices in the Alps annually show a significant increase, often exceeding the indicators of other regions of France.
The main Alpine resorts of France are located on the territory of the departments of Savoie and Haute-Savoie, named after the Duchy of Savoy, a state entity in Europe that existed on this territory in the past. Among the main resorts are Megeve, Chamonix, Courchevel, Meribel, Val Thorens and other resorts of the Three Valleys, each of which has its own characteristics, cultural and historical base, features of the mountain landscape and sports infrastructure.
Investing in properties in the Alps, you get high-quality and reliable property «for the ages» in the historical centre of Europe, year-round access to a rich natural source, the best European sport infrastructure and the opportunity to receive a high percentage of income when renting out.
Megeve, a mountain resort of the European aristocracy
One of the most famous resorts of the French Alps, Megeve, gained popularity after the Rothschild dynasty founded the first luxury hotel in the early twentieth century in order to compete with the prestigious Swiss resort of St. Moritz. After its foundation, the resort became a popular winter holiday destination among the European aristocracy and high society: for example, King Albert I of Belgium stayed at the resort for several seasons in a row.
Currently, the resort is one of the most popular places for winter sports, as well as summer Alpine hiking trails.
More than 80% of the commune’s property is «secondary homes» and is used for rental and seasonal holidays of its owners. About 3,000 people live permanently in the commune.
The system of ski resorts and ski lifts around Megeve forms the ski area «Evasion Mont Blanc», which consists of 219 pistes of varying complexity and a total length of 450 km. Megeve is one of the closest resorts to Mont Blanc, the highest peak in Europe, so from the peaks of its ski resorts in winter and summer there is a magnificent panorama of the snowy peak of this mountain.
The municipality of Megeve has a developed infrastructure for summer entertainment: numerous hiking trails through Alpine meadows and mountain passes, golf courses, a small airport for private air transport flights, a sports palace with an indoor figure skating rink, as well as complexes with thermal springs and locations for music festivals.
Purchase of a Savoyard-style chalet
By the time of contacting Tranio managers, investor Anton was well acquainted with this region of the Alps. Anton is an entrepreneur whose company operates on the international market. Investor loves Alpine skiing and mountain hiking, he has visited the ski resorts of Megeve several times before, both in winter and summer seasons. The client noted the quality of the resort’s infrastructure and the convenience of its location — just an hour’s drive from Geneva Airport.
Work with Tranio managers
Throughout the transaction, Natalya Emelyanenko, Tranio’s real estate expert in France, worked with the client. In the summer of 2023, Natalya visited the Alpine region of France during a business trip with the Tranio team: she personally met with the key developers of the region and assessed the quality of work in many projects: both at the construction stage and at the finishing stage. Natalya is an experienced property investment expert, who herself acts as an investor in a number of projects. Therefore, she is well acquainted with the details of French paperwork and the specifics of working with French partners.
Before signing the contract, Anton personally visited Megeve to select a suitable property for investment with Tranio partners. The property chosen by our client is currently under construction. The investor pointed out the good location of the property: in a distance from tourist locations, but close to all the necessary infrastructure.
Anton chose a mountain chalet in the traditional Savoyard style. The building with a sloping roof has three floors, where the lower one is made of rough stone, and the upper two are made of large wooden beams of coniferous trees. The property chosen by the investor has 3 bedrooms, 2 showers, a living room with a terrace and utility rooms. The chalet also provides parking for 2 cars and a ski storage area.
The panoramic windows and the terrace have breathtaking views of the surrounding mountain peaks. The interior decoration is made of natural materials in high-tech style, video surveillance is provided in the house. From the chalet it is convenient to get to the nearest mountain resorts by car or on foot, and in 30 minutes by car you can get to another ski resort — Chamonix or Mont Blanc on the border with Italy.
At the moment, investor Anton is waiting for the completion of the construction of his property. The investor plans to spend more time in the French Alps with his family and friends in the future.
