Description
The project offers the construction of 9 chalets – a total of 18 apartments of 100 m² each + terrace + 2 parking spaces in the underground parking.
Contractor: a regional company, one of the top 10 largest construction companies in Tyrol.
End of construction works: 2021.
- Project budget is about 4,500,000 €.
- Equity of the investor is 1,000 0000 €.
- Return on investor capital is 8–10%.
The investor is offered a fixed interest on capital and a 25% stake in the project company with a buyback option.
Equity is attracted in the form of an interest-bearing loan, the loan is repaid in installments within 5–6 years.
It is possible to include an investor in the Land Register as a mortgagee of the second rank (after the bank).
The operator is a regional company specializing in apartment management.
The property is located in the federal state of Tyrol, in a small resort town. All the necessary infrastructural facilities for winter and summer sports are located directly next to the object.
