The property of 20 ha is completely facing south and is a special advantage because this orientation allows even the largest snowfalls to be quickly removed naturally. A private road of 800 m was built from the main road.

The project was primarily designed as a golf resort because more than one million m² of land can be purchased in the surrounding area. The construction of 43,297 m² was approved. The total area of the above-ground floors is 34,797 m² and the total area of the underground contents is 8,500 m². Expected construction works are planned in the amount ranging from 74 to around 100 million euros. The project consists of a central hotel with multifunctional facilities that serve the needs of the complex. There are also 12 villas that go down the slope below and next to the hotel. The complex is designed so that the facilities are included and that the user of the resort has everything necessary as in a small town, a bowling alley, a shooting range, cinemas, various services for renting equipment for skiing, hiking, etc.

The large piece of land located 3 km on the road to the village of Šljivovica and the Ćirilovac monastery. The location is unique and chosen as the most suitable for the construction of a hotel resort complex of villas and apartments. From the resort there is a wonderful view of Kolašin, but also of the mountain ridges and peaks of the mountains Sinjavina, Javorje, Semolj, Kape Moračka, Maganik, Ostrvica, Kom, Prokletije and of course Bjelasica, where two ski centers Kolašin 1450 and Kolašin 1600, which have about 60 km of ski trails and all the necessary infrastructure and represent a serious ski destination.
