Luxury apartments and villas in Cyprus are in high demand, primarily in two of the best places in Cyprus and their immediate surroundings: Limassol and Paphos. Each location has unique characteristics, advantages, and disadvantages, but both offer a wide selection of luxury residences.

Elite areas of Limassol

Among the range of Limassol districts attracting wealthy foreigners, Potamos, Germasogeia, and Amathus stand out. These areas offer comfortable access to all necessary amenities: shops, beaches, sports complexes, and entertainment centres within walking distance.

The average cost per square metre of residential real estate in Limassol ranges from 1,500 to 3,000 euros, but in these areas, prices start from 7,000 euros. Prices for private homes in elite areas 500 metres from the sea start from one million euros.

Elite areas of Paphos

Unlike Limassol, Paphos is dominated by low-rise buildings. Elite real estate in Paphos is in demand not only among wealthy foreigners, particularly British and Germans, but also among Cypriots. The starting price for elite real estate in Paphos is about 5,000 euros per square metre.

In the suburbs of Paphos — Tala, Tsada, Chloraka, and Petridia — residential complexes of 5–10 villas are actively under construction. In these areas, you can find attractive villas and private homes of 100–200 square metres, with their own plot, pools, and barbecue areas priced at about 1 million euros.

Moving to Cyprus: Is It Easy to Relocate?

Cyprus grants permanent residence permits (Long-Term Residence Permit) to foreigners who purchase real estate worth at least 300 thousand euros (plus VAT). Purchase of several properties with a total sum of 300 thousand euros is allowed.

It is possible to complete a real estate transaction and submit documents for permanent residence online without visiting Cyprus. You only need to visit the island to submit biometric data, which can be done within a year of your permanent residence application being approved.

Mortgages in Cyprus are issued for the purchase of under-construction or existing properties, as well as for renovations, but it is difficult for foreigners to obtain them. With at least 50% of the property price as a down payment, you are more likely to secure a loan for a property worth between 150 thousand and 1 million euros. Rates are usually floating.
