Two-storey business class HOUSE in the suburbs of Burgas

We offer you a two-storey business class house with a stylish interior with an area of 267 sq. m., and with a garden plot of 1000 sq. m., located in the village of Marinka, 5 km from the beach ”Kraymorie“ and 13 km (10 min. by car) from Burgas.

Marinka is one of the most prestigious areas of the Burgas region, popular among both foreigners and locals who appreciate a calm and measured lifestyle combined with proximity to the sea and to the big city. This is also favored by all the necessary infrastructure for a comfortable stay: a school, a new kindergarten, shops, cafes, convenient transport.

The interior of the proposed house is executed in the classical Baroque style and meets all the requirements of a high standard of living, assumes the grandeur of forms, smooth lines, complex combinations of different elements – tapestries, stretch ceilings and an abundance of mirrors combined with design solutions.

The kitchen is made to order from expensive types of wood with countertops made of natural stone, in the same style with antique furniture of the XIX century, which is furnished in the living room. The kitchen is equipped with modern appliances that will please any hostess.

Interior items such as chandeliers, curtains made of expensive fabrics, tapestries and paintings on the walls, sculptures made of wood and bronze, floor lamps made of leather, table lamps in the form of elegant sculptures and other small things, selected with taste complete the integrity of the interior of the house.

On the lower level of the house (128 sq. m.) there are: an extensive (20 sq. m.) ”entrance hall“, in the right part of which there is a separate area for a wardrobe, to the left-a utility room, in which the climate and heating systems of the house are located; further, through the entrance hall (8 sq. m. m) there is a smooth transition to a large living room with a kitchen (40 sq. m) made of solid wood in the old Baroque style with a kitchen stone raft-countertop made of antique travertine, with a built-in kitchen stove with a ceramic work surface, an original limited edition hood, two refrigerators, a washing machine and a dishwasher. In the living room there is a sofa and two armchairs in silk upholstery, a hand-made table made of precious wood and a dining table with chairs. The living room and kitchen have Spanish tile floors.

On the same floor there are also: an office/ guest bedroom (13 sq. m.) with a built-in office desk (the table top is made of natural stone) and an old buffet made of solid wood, as well as a bath with a toilet (6 sq. m.) and a warehouse (4 sq. m.).

On the second floor there is a staircase made of natural stone and with an elegant and airy wrought iron railing, in the form of a vine. On the second floor there are three spacious bedrooms, each with its own dressing room. The bedroom has massive Romanian cherry furniture.

The first bedroom (20 sq. m.) — with sea view and with an outdoor terrace (3 sq. m.) and a dressing room (2 sq. m.). Second bedroom (16 sq. m. m) opens onto a glazed balcony (7 sq. m. m) with a view of the garden and also has its own dressing room (4 sq. m). These two bedrooms have an adjacent large bathroom (10 sq. m.) with a spa bath and a shower cabin. The third (18 sq. m.) – with an independent san node (3 sq. m.). A corridor (9 sq. m.) leads to the bedrooms. One of the

FAQs
  • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

  • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

  • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

  • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
