We propose granting a €300,000 mezzanine loan (a fixed rate loan) to a German company for 20 months at 8% per annum.
The company will construct residential houses, sell them and return the funds you invest as well as the loan interest in 20 months.
Nine single-family detached houses with terraces and parking lots will be built on a 4,500 m² land plot.
The land plot has been bought. The construction permit has been obtained.
The developer is ready to give a personal guarantee to the investors and/or place a record on the land register upon agreement with the lending bank.
By the middle of February 2020, 30% of the houses will have been sold.
The land plot is located in the Berlin district of Spandau. There are parks, a kindergarten and a school within easy reach.
