We would like to offer you a new and spacious family house with a layout of 6 + kk, 272 m² large with a garage, in a now very lucrative location of Prague-East in Strančice. The house stands on a flat plot of 1735 m² and is almost completed. It will be handed over to the new owner in Shell and core condition, ie to be completed according to his ideas and tastes. The house is designed with two floors. On the 1st floor there is a spacious entrance hall, hall with entrances to other rooms, shower with separate toilet, spacious living room with dining area and kitchenette, room, utility room, two warehouses and a large garage for two vehicles. The 2nd floor is then solved by a hall, 4 rooms and three bathrooms with a toilet. There will be 2 more parking spaces in front of the house. The house will be low cost. PENB has not yet been documented and therefore we present energy class G. All utilities are installed in the building: water, electricity, gas and municipal sewerage. The villa is completely ready for trouble-free and quick completion: partitions, plaster, underfloor heating distribution, water, electricity, including preparation for blinds and heat pump, ready preparation of distribution for the kitchen. The whole villa is built of quality fired bricks Heluz Family 44 with thermal insulation in the thickness of 12 cm, insulated roof, black roof tile Tondach. The living room has large-format sliding windows with triple glazing. Rainwater from the roof collects in the retention tank. The location is becoming more and more popular for its proximity to Prague and at the same time quiet with lots of greenery. You are in Prague by car within 15 minutes. There is also a train station in Strančice, which will take you comfortably to Prague's main railway station in about 30 minutes. In the vicinity you will also find civic amenities such as a restaurant, convenience store or supermarket Billa, as well as a primary or kindergarten and doctors. Everything else and necessary can be found in the adjacent Říčany, where you are within 10 minutes. The house can also be completed on a turnkey basis using the construction company that builds the house. The house can be financed with a mortgage loan, which we will be happy to arrange for you under the best conditions. I recommend.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
