We offer a fully furnished family house 4 + 1, with a usable area of 150 m², a plot of 2054 m², a covered swimming pool 6x3 m², a cellar of 70 m² and outbuildings. The family house is on the outskirts of the village Loděnice (district Beroun), Karlštejnská street. Sold for sale, so you can move in straight away. Great investment opportunity. It is possible to start a business on the plot, eg gardening. (At an average price of CZK 8,000/ m², the price including the land of 2054 m² with the property is underestimated). The price of the land alone would be CZK 16,000,000 without the building. Here the price is complete with the building and equipment. The house was renovated in 2012, when a new roof was laid, there was a complete replacement of wiring in the house (electricity, gas, water, waste). The windows are spelled, refurbished. The apartment is located on the ground floor. The entrance to the house is from a green, beautifully maintained garden. In the spacious hallway of the house just to the left is a separate guest room. There is a floating floor on the floor. On the left you have a bathroom with massage shower and toilet. If you go further into the house, on the left hand side is the entrance to the living room with a fireplace, which has a heat exchanger, and a dining room with a kitchen. The floor is tiled. Directly opposite the entrance to the house is a separate smaller room leading to the bedroom and living room. The study with a bedroom is situated on the east, the living room NE and the kitchen SW. A separate room is located on the SW. In addition to the fireplace, you can also heat with a gas boiler, which is located in the basement and has a remote control. The water is also heated from the boiler. From the hallway, follow the wooden stairs to the attic on the 2nd floor, with a size of 150 m². The land can be used to further build 3–4 rooms, wiring is available on the land, they were pulled there during the reconstruction. Below the first half of the house, where there is also a living room with a kitchen, is a cellar, which has about 70 m². There is an opening in the cellar with a pump for pumping groundwater. Possibility to build a well here — access to own water. The waste is led to a 6 ccm sump. The house has a large garden with a built-in covered pool 3x6 m² (PC was 350,000 CZK). The area from the house is paved towards the pool. You walk directly along the outbuildings, which serve as additional storage space. In the garden you will find fruit trees, herbs and other plants. There is a shelter for parking. It is possible to park 3 vehicles. Access to the land is from the street, on a paved area, through an electric remote control gate. The whole building is guarded by a camera system (8 cameras). You can remotely control and monitor everything. The shipyard is a beautiful city with all amenities. The whole site is extremely green and fresh. Excellent transport accessibility on the D5 in the direction of Prague or Pilsen. The Loděnice train station is close to the house. The outskirts of Prague Zličín can be reached by car within 12 minutes on the highway. The highway leads over the land. It is protected by a concrete shield against noise. The energy class of the house is not listed yet, so we present class G. I highly recommend a tour of the property. Possibility of mortgage financing

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
