Two historic houses from the 18th century, from the time of Maria Theresa, are located in the most beautiful locality of the village Škvorec, located near Úval near Prague. The house with a total area of 250 m² consists of two floors. THE FIRST LARGER HOUSE is after a complete reconstruction in 2009, has 5 + kk and a total area of 250 m² and consists of two floors. On the ground floor there is an entrance hall, a spacious living room, a bedroom, a bathroom with a toilet and a large kitchen serving as a second living room. From the living room and kitchen there are entrances to a beautiful terrace overlooking the garden. In the living room there is a fireplace and a staircase leads from it to the second floor. On the second floor of the house there is a spacious hallway, bathroom with toilet and two large rooms. It is possible to create 3 rooms by redistribution and it would be possible to create a separate housing unit here. There is gas heating — radiators + underfloor heating in about half of the ground floor and in the basement. It can also be heated by a fireplace, which can easily heat the whole house. In the basement is prepared for the sauna. The property is after a demanding reconstruction, which was carried out in 2009. The original condition of the house remains stone walls. Only quality materials were used during the reconstruction. THE SECOND SMALL HOUSE is before reconstruction with a proposed project to create a layout of 3 + kk (possibly 4 + kk), with two floors and a total area of 140 m². A building permit is issued for the reconstruction. The total land area is 1266 m². The garden overlooks the green forest. Last year, a natural bathing lake, the so-called biotope, was created here and landscaping was carried out, which has not yet been completed. The house is located at the end of a dead end street, so there is peace and there is no traffic. At the beginning of the street (about 300 m from the house) is a Renaissance castle and a Baroque farmhouse. 100 m from the house there is a church. The village has good civic amenities. 300 m from the house, in the same street, there is a primary school and 500 m from the house there is a kindergarten. There is also a post office, several restaurants, groceries, etc. Other civic amenities can be found in nearby Úvaly near Prague, 3 km away. The village of Škvorec is located 3 km from the outskirts of Prague, 25 km from its center. There is good transport accessibility. 666 m from the house (10 minutes walk) is a bus stop from which there is a bus to Úval. From there, you can reach the center of Prague to Masaryk Railway Station in 25 minutes by train. It is about 30 minutes by car to the center of Prague. The house is suitable for all who want to live in a beautiful quiet location, close to nature and yet a short walk from Prague. I recommend a tour. The owner also sells houses separately. Contact a broker for more information. The property is privately owned and can therefore be financed with a mortgage loan, which we will help you arrange for free purchase, under the best market conditions. The energy label of the building is not currently available, so we present the energy efficiency of class G

FAQs
  • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

  • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

  • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

  • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

  • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
