Located at an altitude of 1350 meters, at a prestigious address above the Mont d’Arbois, this chalet is close to the Mont d’Arbois and Rochebrune ski trails and has direct access to cross country trails and footpaths. It benefits from a quiet and preserved environment, well off the main roads and surrounded by luxury individual chalets and fields. The chalet and its garden are suitable for large families (12 to 14 people) and offer a safe and private environment, winter and summer. The Mont d’Arbois golf course is less than 3 minutes away by car and the center of Megève is about 7 minutes away. The plot measures 2000 m² and consists of an intentionally “wild” garden to the West bordering on a dead end road and a mature garden to the South and West composed of flat lawn surrounded protective flower beds and shrubs. The plot also offers considerable possibilities for the extension of the chalet. The chalet is surrounded by 360° views visible from the garden as well as from the many windows and balconies inside: to the South, Rochebrune and the high cliffs of the Côte 2000, to the West, the Aravis range and to the North and East, le Mont d’Arbois and the Mont Joly. The main rooms enjoy a direct Southern exposure and the construction is typified by spacious rooms open to views and natural light. In all there are 570 m² of floor space consisting of: — On the ground floor: an entry hall with guest washroom, a large (20 m²) bedroom with an en suite bathroom, a television room, a living-dining room (47 m²), a kitchen dining room (26 m²) and a laundry-pantry. The living room and kitchen open onto the garden without steps via a wide wrap-around deck. — On the first floor: a large landing with an interior balcony, 2 bedrooms measuring about 20 m² each, both with en suite bathrooms, a master suite consisting of a bedroom (about 25 m²), an office, a bathroom and a dressing room. The three bedrooms give on to balconies — An attic covering the entire surface of the first floor. — A basement: an apartment of 90 m² with 2 bedrooms with en suite bathrooms and a kitchen dining room. A furnace room; a small storeroom; a ski room; a large garage and a wine cellar. — Many closets and cupboards. The chalet was custom made in traditional Megève style by local artisans and only luxury materials were used: there are no pre-fabricated elements. The construction dates from 2002–2003. The foundations, crawl space, garage and basement and the supporting walls of the ground floor are in concrete. The rest of the ground floor, the first floor and the attic are traditionally constructed in wood, specifically beams of old barn wood from Poland and Austria. The exterior of the chalet is covered in old barn wood and the roof is covered with wooden shingles. A local carpentry company constructed the wood frame and built most of the handmade inside carpentry. All the doors, the windows, the stairway and the wood ceilings, including the marquetry ceiling in the living room, the built-in oak furnishings and the kitchen and bathroom units were custom made. The flooring is either in wide plank old oak or Jerusalem stone. A genuine Alsatian “poêle” or faience oven was built on site during construction by experts from Alsace. Situated between the entry hall and the television room, it can heat most of the main rooms of the chalet and is an agreeable and economical supplement to the central heating system. An efficient insert in the living room fireplace is an additional source of warmth and coziness.
