Selling price: The average square meter price is currently 1,360,000 HUF in the 11th district, based on which the price of the property is 499.999 EUR. However, we plan to sell this apartment this summer, so please make an offer even if it is less than the asking price, and I will decide in July whether it is worth selling the property at the offered price, or I will continue to rent it out — there are currently tenants in the property until June 30, 2024, so I can only hand it over after that.

Therefore, we warmly welcome all interested parties to personally view the property and make an offer.

Since I already work abroad, I will only return home once a month to show the apartment to interested parties.

Please message me with your name and phone number, and I will call you back in a few days. I do not require the assistance of real estate agents, so please refrain from calling. As a result, the price is commission-free.

Infrastructure

Parking options: Parking is paid in the area, but the 11th district municipality provides parking permits for 2 cars per apartment, which need to be renewed annually.

Transportation: Tram, bus, and metro are nearby, as Móricz Zsigmond Square is approximately 1 km away, providing quick access to public transportation everywhere.

Location and nearby infrastructure

Location: In the 11th district of Budapest, near Feneketlen Lake and Gellért Hill, located in a quiet side street of Villányi Road, on the top floor of an 11-apartment condominium.

Area: Quiet, safe neighbourhood, close to all basic services. Móricz Zsigmond Square is approximately 1 km away. In the area, there are many reputable kindergartens, primary and secondary schools, several large playgrounds at Feneketlen Lake and Gellért Hill, where our son loved to grow up. For sports enthusiasts: tennis courts, fitness centre, swimming pool, massage, many high-quality services are available nearby. We loved running on Gellért Hill or biking along the Danube. For those who don't want to cook: there are many good restaurants in the area, also within walking or biking distance, and several entertainment venues can be reached in about 10 minutes on foot, where you can gather with friends or larger groups.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
