When tradition, luxury and magic come together in Puglia, then you are inside a complex of trulli in Locorotondo.

This outstanding complex of trulli is made up of 5 independent apartments. This incredible piece of Italian history stands on a 1.800 m² garden with a wonderful swimming pool, guarded by an ancient olive tree.

Thanks to the arrangement of both the internal and external areas, it is a perfect investment property with immediate profits.

Garden

When the ”controra“ (early afternoon) knocks on the door and calls for relaxation, reading a book or lazy lying in the grass, the garden awaits you, among Mediterranean flowers and plants for the holistic pleasure of the senses and the mind. The mature 1.800 m² garden is bordered by a dry stone wall. All around there are century-old olive trees and in the middle a wonderful swimming pool with salt system of 40 m².

Take a swim, relax by the amazing pool and after sipping a cool Locorotondo white wine, accompanied by the typical taralli cooked in a wood oven, you can fall asleep in the tranquility of the small village and then start another day with a good breakfast enriched with Apulian delicacies. The property also enjoys a private parking area, which is a great plus, as most properties don’t have one in the surroundings.

Interior

This complex of trulli has been expertly restored keeping all the original features of the dry stone walls and the typical cone roofs, covered by ”chianche“ and pinnacles. The property was conceived since the very beginning of its renovation to give hospitality to a refined clientele, who loves to discover the Apulian delights, both in terms of places tovisit and food to taste.

All 5 apartments feature a living with kitchen area, a double bedroom and a bathroom.

What makes this place truly special is the original and warm atmosphere, given by the dry plaster used to paint the interior walls and the orange-shaded stones, which cover the cone roofs, arches and niches.

Equipment

  • Spacious and airy rooms
  • Modern and functional bathrooms
  • All rooms have wi-fi connection
  • Connected to the mains gas

Advantages

If you are looking for a unique property, recently renovated and that can immediately generate an income, then you have found it in these wonderful trulli.

Whether you want to rent the entire building to groups of families/ friends or rent it on a B&B basis, this property, both for its level of construction and comfort, and for its location, will always continue to attract tourists from all over the world. Valle d'Itria is an area that knows no crisis, which always arouses an irresistible charm and therefore represents a safe investment both in terms of holiday rental and resale.

Location and nearby infrastructure

Locorotondo is a lovely town, thus named for its shape (loco = place; rotondo = round shaped). The toponym recalls the characteristic shape of the town, a collection of small white houses arranged on concentric rings.

In Locorotondo time seems to have stopped when life passed slowly and quietly. You will never have enough of a walk through the white alleys and an outdoor dinner, tasting taralli, orecchiette with turnip greens, capocollo and other local delicacies.

The location of the property is strategic: accessible via a secondary paved road (thus never busy) – it is easy to find for guests. The location is very quiet, with a few more trulli in the surroundings, also used as holiday rental properties. Locorotondo is only 5 minutes by car, and you can reach it via a comfortable road. In Locorotondo you can find all services, nice restaurants and – especially in the summer – many events are organized.

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
