This amazing property is surrounded by a wonderful garden – fully fenced and measuring 1 hectare featuring 25 olive trees, fig trees, mulberry trees, walnut trees, pear trees and tall cypresses creating shady areas that you can enjoy on hot days.

The swimming pool (18 x 4m) is perfect, thanks to its long shape, with an outdoor shower and a further raised marble terrace. The area all around the pool and under the portico, is paved with beautiful, white travertine.

A large parking area, can fit a number of cars.

The house, renovated according to the Marche’s rural architecture, develops over 485 m² and it is perfect as a private home, where you can invite many friends for the holidays. The house is built with bricks typical of the area and 2 nice chimneys stand out on the roof.

Two-level annex in front of the portico, there’s a large underground storage area, with laundry and toilet facilities. On top, a terrace has been made, where you can relax while enjoying amazing views.

Interior

Ground floor — main entrance is via the large portico with pizza oven. The kitchen and dining room are directly connected to the porch. From here you access via a large arch the double living room, which features a big fireplace. A cellar and a guest bathroom are also located on this floor.

First Floor — 4 large bedrooms, all with spectacular views of the Marche rolling hills. All bedrooms, have an en-suite bathroom and step-in closet. Also a large living area with stove fireplace, where you can relax aside.

Second Floor — an attic, which can be used as a study, additional living area or you may even set up a fifth bedroom. There is also ample storage space on both floors.

Equipment

From an architectural point of view, the renovation was carried out keeping the original materials as much as possible: tiles on the ceilings, as well as wooden beams with imperfect and yet so fascinating shapes. For the walls it was decided to keep the exposed bricks, alternating them with white plastered walls, in order to lighten the ambience and give higher brightness.

Location and nearby infrastructure

This stunning property is perfectly located – you have all the privacy you need and it is still not too far from the historic centre of Loro Piceno (5 km). The nearby mountains and the sea will provide you the necessary ‘cool downs’ during the summer. In winter the nearby ski resorts, only 40 minutes away, are an added bonus. Ancona Airport is an hour's drive, with flights to London, Bruxelles, Monaco.

Being the position quite secluded, peace and unspoilt views are guaranteed. Loro Piceno is located on the top of a slightly sloping hill, in an area between Macerata and San Ginesio, south the Fiastra stream. The historical center has remained almost untouched, thus very charming. The Brunforte castle, belonging to the Farfensi family, located on the highest part of the town, characterizes the history of Loro, whose name would seem to be linked to laurel and its castle (Castrum Lauri).

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
