Puglia Salento Pescoluse

Marina di Salve

D'AMICO Immobiliare sells a building plot of 13,000 m² with sea view, with the possibility of building a 160 m² covered villa, if built with star vaults or barrel vaults, (see photos of villas already built, with images of indoor and outdoor, and various floor plans) as well as pergolas and a 40 m² swimming pool.

The villa could therefore have a large LIVING, a kitchen, 4–5 double bedrooms, 3–4 bathrooms.

For those who prefer a totally modern style villa with flat roofs, 3 meters high, you can build a villa of 130 square meters, with 3 bedrooms and 2–3 bathrooms, plus the LIVING and Kitchen area

Or, dividing the land into two parts, 6,500 sq m on each side, you can build two villas of 80 sq m each, with each a 40 sq m swimming pool, or a 70 sq m swimming pool shared by the two villas.

The villa can be located in any position, and can be built entirely on the ground floor, or a part on the ground floor, example 120 m² and a part on the first floor, example 40 m². Thus creating a bedroom with a large window with a view on the sea, and a bathroom, with all the 80 square meters terrace, available to locate a mini pool, a pergola and enjoy the summer nights in the moonlight and under a starry sky.

The terrain of regular shape and large size, allows you to create anything. Car parking, a carport, a private tennis court, a soccer field, a mini golf, a playground for the children, a Barbecue area or an outdoor kitchen equipped for grilling fresh fish, bought directly from the Torre Vado fishermen, in the morning as soon as they return to port. In short, there is plenty of choice

On the ground there is a rural building of the LAMIONE type, of 60 m² cover, with escarpment walls made of typical local stone, consisting of two large adjacent rooms with barrel vaults, built in the early 1900s, with the typical construction characteristics of Salento. Nearby there is an old cistern of water dug into the ground and fully functional.

In this building you can build a typical house consisting of a living room with open space kitchenette, a double bedroom and a large bathroom, as well as a pergola in front and one on the terrace, from which you can enjoy a beautiful sea view. The building is suitable for hosting a rooftop hot tub, where you can relax and have a drink at sunset.

This area is served by electricity, telephone line, WI-FI, while an artesian well can be made for the water, and a phytodepuration system can be made for the discharge of black water, totally underground, autonomous, independent and without no maintenance. And above all it does not pollute.

The property is located on a road closed to traffic and in the surroundings there are several prestigious villas, some luxurious. The beach is 900 meters away, equipped and free. The sea of Pescoluse has been awarded the BLUE Flag for several years as one of the cleanest sea in Italy.

How to buy property with Tranio

Send us an enquiry with an approximate description of the property or investment project you’re interested in.

      Meeting the partners

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

      Viewing tour

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
