Architectural characteristics indicate that it was built in the second half of the 16th century. The foundation stands on the remains of an ancient Roman house. The mansion has a spacious 155 m² panoramic terrace overlooking the surrounding hills. The entrance is on the ground floor, the terrace is paved. It is ideal for outdoor dining, receptions and banquets. Adjacent to the terrace is a building with a large living area and a professional kitchen.

Ground floor comprises: corridor with vaulted ceilings leads to the wings. Left wing is kitchen/breakfast room with fireplace, bedroom with bathroom, additional bedroom with built-in wardrobe and two bathrooms. Right wing is office, salon, dining room, two bathrooms and kitchen.

First floor: large hall with mosaic floors and ceilings, frescoes. Right wing is salon, 2 bedrooms with bathrooms, living room with bathroom. Left wing are two salons, bathroom, living room with fireplace and bedroom with bathroom.

The upper floor includes:

  • 1st apartment — kitchen/living room, bedroom, bathroom, bedroom with private bathroom and mezzanine floor with a ceiling height of 1.7 m
  • 2nd duplex apartment — kitchen/living room, two bedrooms, bathroom and additional bedroom with bathroom
  • 3rd duplex apartment — living room, kitchen and bathroom, bedroom with bathroom

On the semi-underground floor: restaurant, old grotto, bar, kitchen, old well, salon, cellar. There are also 4 storage rooms.

The mansion is in excellent condition. It has been restored preserving its original architectural characteristics, highlighting the ancient decorative elements: mosaic floors from the Roman Empire, opusreticulatum — a fragment of the type of ancient Roman masonry, a well, decorative elements and frescoes on the first and ground main floors, some handmade floors. During the restoration of the building, the use of each free space was thought out: for example, three separate apartments were created on the upper floors, and tasting rooms in the cellars.

The property is a prestigious hotel complex, at the same time, it can become a private representative residence, convenient for organizing receptions, exhibitions or banquets.

Location and nearby infrastructure

The city of Amelia is an architectural gem with a thousand-year history. It is located an hour's drive from Rome (90 km), in an elevated position among the hills of southern Umbria. The historical center of Amelia is surrounded by powerful fortress walls with 4 ancient gates, there are numerous historical monuments and magnificent palaces of the 15th-16th centuries.

Amelia is located along the ancient road of Amerina, still in use today, which has been one of the main road arteries of Umbria and central Italy since the time of the Roman Empire. The city is located less than half an hour by car from Terni (24 km), 20 minutes from Orte (15 km) and Narni (14 km). The nearest airports are located in Rome, Ciampino (107 km) and Fiumicino (124 km), about an hour and a half.

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
