The villa (354 sqm, 3 bedrooms and 4 bathrooms) is on two levels, composed as follows. — Ground floor: entrance, bathroom, laundry, independent apartment with two rooms plus bathroom, large central hall with modern open-space kitchen; — First floor: living room with fireplace, kitchen, dining room, loggia closed by windows currently used as a living/ dining room, master bedroom with en-suite bathroom, double bedroom and independent bathroom. The property includes two annexes for agricultural use (respectively 24 m² and 78 sqm), the former barn (98 sqm), structured on two levels, which had been transformed into a painting workshop by a previous owner and finally a garage (57 sqm) with two parking spaces. STATE AND FINISHES With the great agricultural reform carried out by Leopoldo di Toscana the land on which the villa stands today became the property of the noble Serristori family, owners at the time of a large villa located in Figline Valdarno which was later donated for the foundation of a hospital (precisely called Serristori Hospital) which is still the medical center of reference for the Valdarno. The villa was built following the typical style of the Leopoldine of Valdarno, with three arches on the facade and as many dovecotes (initially there were five arches at the upper level of the facade but the two places at the ends were walled up immediately after the Second World War and their outline is barely visible today). In 1971 the property was purchased by the Australian painter Jeffrey Smart who oversaw the renovation in every detail, converting the old barn into a private painting studio. In the years that the villa has been owned by Jeffrey Smart, it has seen various Australian personalities pass by, such as Barry Humphries (voice actor with roles in the films Finding Nemo and The Hobbit — An Unexpected Journey), Gough Whitlam (Australian premier between 1972 and 1975) and Bruce Beresford (director of Defense to the bitter end, Paradise Road, The Contract and Mr. Church). In April 1994, Posticcia Nuova was chosen as one of the backgrounds during filming for the documentary Smart's Labyrinth (Geoffrey Bennet and Don Featherstone), a biographical film with which Smart illustrates his work and exposes his vision of the contemporary world. Recently renovated by the new owners, the villa has kept its rural aspect with terracotta floors, wooden beams, arches, an imposing stone fireplace, a stone staircase, a porch and a loggia closed by large windows that allow it to be also use in winter. EXTERNAL SPACES AND POTENTIALITY The aerial map of the property, with the boundaries highlighted in red The property is surrounded by an elegant garden (approximately 3,000 sq m) with an infinity pool 14 × 5 m (with depth varying from 1.2 to 2.0 m). The perfectly maintained garden is enriched by paths, numerous ornamental plants and flowers such as magnolias, rhododendrons and azaleas. The property includes about 15.7 hectares of land, covered for about half of the area by mixed scrubland (8.2 ha). We then find a large olive grove (4.6 ha) with 1,550 olive trees (Moraiolo, Frantoio, Leccino, Pendolino, Fiorentino varieties) capable of producing about 11 hl of organic extra virgin olive oil a year. The remaining surface is made up of agricultural land (2.9 ha), a part of which is particularly suitable for planting a small vineyard (about 1.0 ha).
