A few minutes driving from Argegno and its shores we find Villa Gina Errano, a historic villa built in 1780 by an Austrian noble family. One of the inhabitants of the house was none other than the well-known painter Baldassarre Longoni (1876–1956), a master of Divisionism and a brilliant artist active between the 19th and 20th centuries; moving between Divisionism, Realism and Naturalism, Longoni, a native of Valle Intelvi, was one of the most interesting painters of the Lombard landscape of his ages. Since 2011, the villa has been completely and finely restored. The richness of details and decorative choices, which reveal the passion for art and the different cultures of the world, is surprising: silk tapestries, very high-level coatings, and perfectly preserved original period details (flooring, frescoes, fixtures) that can be seen throughout the villa. Every room oozes a different cultural vibe: from Japan to China, Russia, Italy. In this sense, the villa is somehow a unique multicultural experience. The ground floor opens onto an elegant entrance hall, a spacious living room and a generously sized terrace with an idyllic lake and mountains view. The bespoke kitchen features a majestic working fireplace in a dominant position. Crossing the elegant stairwell with access to another balcony you reach the bright dining room, a delightful terrace overlooking the park, and a guest bathroom with a wooden door created by a well-known Russian craftsman. On the first floor there are two wide bedrooms, one of which has access to a large panoramic terrace, a cozy “boudoir”, a second terrace and a bathroom with fine finishes. The attic space comprises a wide open plan space with exposed beams and a spacious terrace. The basement floor includes various technical rooms, a large cellar, storage rooms, a bedroom and a bathroom. A greenhouse and a porch complete the floor. The expansive garden surrounding the villa, very similar to the botanical one of Villa Carlotta in terms of the amount of precious plants and flowers, boasts wonderful old trees.       • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

        We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

        The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
