Villa – Lerici, Liguria, Italy
- Land area1,000 m²
- Bedrooms3
The villa is located on the hill above San Terenzo in Lerici, the pearl of the Gulf of Poets. Thanks to its good position, the property offers fantastic panoramic views of Portovenere to the west and then the small port of Lerici to the east with its harbour full of boats and castle which is accentuated by the backdrop of the crystalline gulf sea. The town of Lerici is a typical medieval structure with narrow alleyways and mosaics of houses which meander up to the main square overlooking the Poet’s Gulf. The 144 sq m villa is spread over three floors. From the carriage road (where there are additional possible parking spaces in addition to the one on the property) the villa is accessed through a gate which opens onto an avenue lined with typical Ligurian plants. A few meters from the gate is the private parking and a small wooden building of approximately 20 square meters which is zoned for residential accommodation. A staircase leads to the entrance of the villa where there is a terrace, a garden and land with fruit trees as well as the terrace. All have good exposure and plenty of sunlight. The interiors are composed as follows: on the ground floor is the kitchen divided into a kitchenette and dining room. In the dining room there is a table and a period bench (17th and 15th century respectively) which along with other elements of furniture from diverse periods, give the environment a beautiful combination of ancient and modern. On the first floor is the living area french doors which overlook the beautiful panorama of Lerici. There is also a double bedroom with a small built-in wardrobe, a bathroom and a wooden door with double glazing (as with all other windows in the building) with direct access to the garden. On the second floor are two more bedrooms one with a large 19th century wardrobe and a small attic and the second one with a mezzanine and a second bathroom. To complete the property is garden and terrace of about 200 square meters with excellent exposure. The land is planted with fruit trees and is approximately 1000 square meters along with an uncovered private parking space. The villa has independent gas heating. The exterior of the villa has been recently renovated and the electrical and plumbing systems are all standard and functional while the interior requires routine maintenance.
