Boasting amazing views of Mediterranean Sea, surrounded by Mediterranean greenery and set in pink granite rocks typical for Sardinia. A special and unique villa of great size on a single level, complete with dépendance. The prestigious property, created by the project of the famous architect Gianni Gamondi, develops around a beautiful patio and then overlooks the garden from which you can enjoy breathtaking sea views. The villa, unique in its kind, recalls the colonial style of Caribbean villas, with extensive use of white and wood in fixtures, floors and furniture. The dominant position guarantees maximum privacy at every point of the house and the property is not visible from the outside. From the gate you can walk to the center of Porto Rotondo or to the Beach of the Sass. The entire park of the villa (22.800 m²) is characterized by typical Mediterranean plants, various relax areas and from every corner you can enjoy an extraordinary sea view. In addition, on the roof of the property, easy to access, there is a hanging garden that can be used as a solarium/terrace.

The villa has access from a private street and the property is bounded by a white wooden gate that already anticipates its style. Entering the property, the granite-baited interior road leads to large covered parking spaces. From the access road you descend into the shady conservatory, sheltered from the winds. From here you can access the large living area divided into a TV lounge, lounge and dining area. In addition to the living area, on the floor we find 5 bedrooms, all with dedicated bathroom, two kitchens equipped for every need. From the living room you can access the main garden, with a large veranda, where there is a swimming pool overlooking the sea. A staircase leads to the lower floor where there is the annexe (a mini apartment consisting of kitchenette, room and bathroom), a laundry room and the garden that reaches up to the street below, which is accessed through a pedestrian gate.

Send us an enquiry with an approximate description of the property or investment project you’re interested in.
After clarifying your enquiry, we will introduce you to our partners and/or local agents.
We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.
You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.
Having chosen the best property, you will sign the sales or investment agreement (for development).
It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.
The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.
In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.
We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.
The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
