SIGNIFICANT REDUCTION IN THE PRICE This elegant and unique property is located in a picturesque place 20 minutes from the sea coast. The prestigious 2200 m² villa has great historical and architectural value and is surrounded by a 10-hectare park. The house was designed and built in the second half of the 16th century to house the Alliata, one of the noblest Sicilian and Tuscan families. Starting from 1840 the house belonged to the Corsini dynasty and later to the Pozzo di Borgo family distantly related to Napoleon. The architectural decoration of the villa is the result of the restructuring that took place in the 17th century. Thus, two wings were added to the central part that houses a covered gallery with 5 arches of the Tuscan order, which allowed for the creation of an internal courtyard divided from the park by a large door. The structure and interior decorations are characterized by the use of the trompe-l'oeil painting technique (literally ”deceives the eye“) while numerous frescoes by famous painters, such as Luigi Ademollo, have been used in the external decoration. The banquet hall entirely decorated with frescoes by Ademollo with a coffered ceiling decorated in gold is connected to the music room and can accommodate up to 120 seats. The ”Grotta di Nettuno“ and the ”Sala degli frescoes of the sixteenth century“ are two other rooms of extraordinary beauty adorned with frescoes and are able to accommodate more than 200 guests. On the first and second floor there are 8 spacious luxury rooms decorated with elegance and refined taste, among which the master bedroom with a royal canopy bed, the restaurant called ”Pozzo di Borgo“ in a rural chic style and the ”Campiglia“ sophisticated interior. Historic residence ”La Torretta“: It is a splendid example of neo-Gothic architecture that mimics the shapes of a fortress. Trompe-l'oeil painting techniques were used in the decoration of the building. The residence is located in a suggestive place about 600 meters away from the main villa. From the internal courtyard you can access 6 delightful apartments consisting of a living room, dining room with communicating kitchen, bedroom and bathroom. In addition, the complex has a private chapel and a tower but its real highlight is the small church dedicated to San Carlo which contains the work of art ”Christ of the Molina“. The property is surrounded by a 10-hectare park with centuries-old trees, including oaks that are at least 400 years old, and magnificent plants such as the queen of flowers, the magnolia. The stream flows through the park which forms a natural waterfall, called ”Unicorn Waterfall“ for its almost fairytale beauty, and passes through the ”Bosco degli Elfi“ garden. In total, the residence has 20 bedrooms and 22 bathrooms plus a separate staff structure and a Tuscan-style house built for guests.       • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

      • Who guarantees the transaction security?

        The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances.
