The property with 394m built on a 2,100m plot is located 5 minutes walk from the center of the town of Cabrera de Mar and has a tourist license. It has oil heating by radiators, chlorine pool, automatic irrigation and alarm system with cameras. The house is divided into three floors, the access floor being the intermediate one that houses the hall, the living room with fireplace that has a lot of natural light and great views, the service area consisting of an office kitchen, service room with bathroom and laundry room. On this floor we also have two double bedrooms sharing a full bathroom. On the upper floor we find the master suite that includes a dressing room, bathroom with bathtub and shower and a reading room. The lower floor consists of a cellar, machinery room, and a complete apartment that includes a bathroom and kitchen and access to the garden. The garden has a swimming pool with a lot of privacy and abundant Mediterranean vegetation. Cabrera de Mar is a municipality and town with all the advantages of being located between the sea and the mountains. Its location on the coast of the Maresme has been a great strength throughout its history, from its Iberian origin, and later, in its Roman settlement, which has left rich archaeological sites. Only 28 km from Barcelona, its geography is divided between the area closest to the beach, and the mountainous interior area towards the Sierra de Sant Mateu. Very characteristic of this town, as well as of the whole region of the Maresme, are the numerous streams or wadis, due to the proximity to the coastal mountain range with respect to the sea. Its best known symbols are the Burriac Castle from 1017 to 401 m high, Los Restos, some ruins of an Iberian village and the churches of San Felíu and Santa Helena. Its main population centers are concentrated in the center of town and the Pla de L'Avellà, as well as Veïnat de Agel which are scattered farmhouses and farmland. Other urbanizations closer to the sea are Costamar, Bonamar and La Franja. You can find houses or detached villas in the mountainous area with impressive sea views and with all the privacy offered by its generous garden and pool areas. Cabrera de Mar will be your ideal place if you dream of a house with clear views of the sea, between the mountains and the beach, in a town full of great tourist attraction, and a few minutes from the center of Barcelona.

      FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
