The apartment is located in a residential area Rondorf in the south of Cologne, near the district of Rodenkirchen and Hahnwald. Despite the large area Rondorf is of sparsely populated. The Botanical Garden and the adjacent green belt plantations create eco-friendly atmosphere.

All shops for daily needs such as supermarkets, bakeries, as well banks, post office, etc. are within walking distance. There are nursery, kindergarten, primary school and the school of St. George.

      • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

      • Is it possible to make money off a flat in Germany?

        Yes. You can rent out your flat on a medium- or long-term basis. To relieve yourself of the burden of finding tenants, hire a management company, which usually costs about 10% of the rent. It is best to buy a flat close to the city centre, near the metro, cafés, shops and parks. We recommend choosing small flats, as they generate more income per square metre and are easier to sell. To get an idea of the rental income this flat can generate, look at advertisements for similar properties in this area.

      • Who guarantees the transaction security?

        The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances.
