Set on a hillside overlooking the Elounda bay from Spinalonga to the Elounda canal and the bigger part of the Mirabello bay, a detached 3 bedroom house with pool and terrace on private land of 4000 square meters. The property is accessed by a small country road (part of it is gravel but most of it is concrete/or tarmac). There is covered parking for a couple of cars on the land before the few steps leading down to the main house. The 173 m² house stands on two floors. The ground floor consists of an open plan living room/dining room fully fitted kitchen with a fireplace and big views from the entirety of this room, there is also a guest bathroom on this floor. A light blue marble staircase leads up to the upper floor where a corridor leads to three double bedrooms, two of which have private balconies and en-suite bathroom/shower rooms. In front of the house there is the terrace of the infinity pool (heated) and the BBQ area to the left of the house. Below the pool there is an olive grove belonging to the property. There is a solar panel installed providing free hot water for most of the year. The property has an EOT license (Greek Tourist Organization license). This means it can be rented out on the tourist market without any restrictions or fear of losing the rental rights if the existing Air-bnb rules change. Only a 5 minute drive to the tourist resort of Elounda. 15 minutes from the province capital Agios Nikolaos. Less than an hour to the international airport of Heraklion, Crete. Elounta was a small fishing town on the Mirabello Bay, on the island of Crete. Although fishing is still a large part of life in this very picturesque area, tourism has taken over as the main industry of Elounda. It is part of the municipality Agios Nikolaos. It is popular with European tourists and has many hotels including several 5*hotels. Elounda is also the closest major town to the former leper colony of Spinalonga. The town is a 10 minute drive to Agios Nikolaos and the village of Plaka (Lasithi). Agios Nikolaos Agios Nikolaos is the capital of the county Lasithi and is located at the Mirabello Bay, north-east Crete, only 45 mins away from the international airport of Heraklion. Although Agios Nikolaos has a population of less than 20,000 it has a several banks, supermarkets, shops of every kind, doctors, a modern hospital of high standard, public swimming pool and tennis courts, yacht marina, harbor, cinema, theatre, gyms, a 9-hole golf course, schools ranging from nurseries to 6-level high school and generally all the amenities you would expect to find in a modern European town.

      • Can I get a mortgage abroad?

        It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers.       • How does the purchase procedure work?

        The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

        In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.
