A traditional four bedroom villa for sale in Monte Judeu, a prestigious and residential area in the town of Portimão. Situated just a short ten minute drive from the fishing village of Alvor, you will be close to a stunning, golden beach, sand dunes and a variety of restaurants. Nestled on a large plot of land, this villa comprises a bright and spacious living room with a feature fireplace, from here there is a dining room with an eight seater dining table providing plenty of space to entertain friends and family for a light lunch or evening meal. Both the living room and dining area lead off onto the large first floor terrace, here you can relax and soak up the Algarvian sunshine while reading a book or you can sit under the covered area for some al-fresco dining anytime of the day. Stairs from this terrace will take you downstairs to the swimming pool and sunbathing area as well as the outdoor, covered, dining area where you will also find a BBQ and preparation space including a fridge and sink for whenever you want to grill up a feast. A fully fitted kitchen is also available if you prefer to prepare your food indoors before heading out to the BBQ, if you prefer to eat inside there is a dining area in the kitchen also which would be ideal for breakfast or somewhere for the children to relax while waiting for their food. In addition to this, there are four bedrooms spread across both floors and all of them come with their own en-suite bathrooms which is great for convenience and privacy. They also come with fitted wardrobes and air-conditioning. The double room on the lower floor does have its own private terrace area that then leads onto the grounds. A games room is available along with a bathroom close to the pool which is a great area to store all the toys, floats and other extras used for entertaining purposes. A storage room and private garage is also included for those who have a lot of items or their own vehicle and do not want to park on the streets. Overall, this property would make a fantastic family home for anyone with children or looking to start a family, it would also be a great place to retire to in the Algarve as it provides plenty of space for the grandchildren to come and visit. It also would be a great rental investment if you are looking to generate an additional income due to its proximity to local amenities and beaches. Close by you will also find the famous Henry Cotton Championship Golf Course at Penina, this is approximately a five minute drive from the villa and Faro airport is around forty-five minutes away. Alvor village itself has retained a lot of its traditional charm with its maze of narrow streets and white houses perched on the hill overlooking the lagoon and sand dunes. A few of the old local fishermen still clean their catch by the old fish market and meet up with their friends to chat away the hours. During the day Alvor is a sleepy seaside village but by night there

      FAQs

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
