A traditional Portuguese five bedroom villa for sale in Alvor, situated within a quiet area close to the popular town of Portimão. Nestled on a plot of land sized 520 m² with a construction size of 253 m², this property is a fantastic investment if you are looking for something that is true to its area and country as it has many traditional Portuguese features throughout. Comprising a main home, two one bedroom apartments and a studio apartment, this property is extremely ideal if you are looking to relocate to the Algarve permanently or use it for hospitality due to the amount of space there is. The main home comes with a living room with a dining area and fireplace, a fully fitted kitchen, three bedrooms and two bathrooms. In addition to this, there is a large terrace where you will find a BBQ and a further terrace at the top of the property providing a fantastic spot to enjoy the mountain and village views while relaxing under the dazzling sunshine. To the left of the main home, there is a separate building which has a one bedroom apartment comprising a kitchenette, living room, one bedroom and a bathroom. Underneath this property, there is a studio apartment equipped with an open plan living room, kitchenette, bedroom and a bathroom. At the back of the property, there is another independent one bedroom apartment which also comprises a kitchenette, lounge space, one bedroom and a bathroom. There is a completely separate entrance at the back of the property so if you decided to rent this apartment out, your guests can use this entrance. This property does come with its own private garage for secure parking. Due to its great location close to all amenities of all kinds of trade and that it is within walking distance to the beaches of Alvor, this home is a great investment for large families or to monetise as tourism. Alvor is most popular for its superb long open sandy beach, rolling sand dunes and variety of restaurants. The famous Henry Cotton Championship Golf Course at Penina the closest and within twenty minutes are the courses of Vale da Pinta and Gramacho, Morgado, Alto, Palmares and Boavista. Alvor village itself has retained a lot of its traditional charm with its maze of narrow streets and white houses perched on a hill overlooking the lagoon and sand dunes. Portimão is the largest city in the Western Algarve, it was traditionally a centre for sardine fishing and processing, however, today most of that industry has been replaced by tourism, leisure, and retail, leaving Portimão as a large and residential city. FAQs
      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
