From one of the best estate agents in Valencia, we are proud to present one of our modern villas for sale on the urbanisation in Altury, near Turis. This twelve-year-old villa has been built to a modern standard and is complete with double glazed windows, quality tiling and with some of the best views on the urbanisation. This property enjoys a private position, and is not overlooked with much to offer. You enter at the front, though large gates where to the left side you have a garage with a wood store at the side. Here too you have the outside kitchen located with a lovely terrace area at the front. At the front of the main villa, there is a covered porch at the entrance with a quality front door passing through to the reception hallway which distributes to each of the rooms. There is a good size lounge/dining room complete with a log burning stove and patio doors taking you out to the rear covered terrace area. This is a lovely place to enjoy a meal outside or for entertaining with some of the best views to be seen. Back inside the main villa, you have a modern fully fitted kitchen complete with granite work surfaces and with a charming serving arch communicating with the dining area of the lounge. The lounge/dining room has been pre-installed for an air conditiong system should you desire. All of the rooms have television points in also. The family bathroom is a good size and has a large walk-in shower. There are three double bedrooms, each with fitted wardrobes and you also have a separate W. C. The master bedroom has triple fitted wardrobes, which like the other wardrobes are excellent quality, and the second bedroom actually has a walk-in wardrobe which is a very nice feature. Looking out from the rear terrace on the left side you have a lawned garden area with a small pond. The grass has a sprinkler system incorporated. Then you have a 5m x 4m swimming pool complete with a filter and pump system. Continuing down to the lower terrace you actually have another complete chalet which has a front covered terrace. This 50m² chalet that needs to be reformed, but this could easily be achieved and would provide you with a good one or two additional bedrooms and another bathroom. The current owners have not utilised this additional chalet to its full potential and is presented as an open plan lounge/dining room, with a kitchen area. On the terrace area outside the front of this second chalet, you have a barbecue area and a separate store room all which share the lovely views. Therefore to summarise, the main villa of this property is immaculate and ready to move straight into. There is a second, detached villa in need of reform situated in the lower part of your garden, which could be used for visiting friends and family. Or, you could potentially use it for guest house rentals to achieve a good income once reformed to an acceptable level. Azahar Properties have trusted builders that can speak to you about this project and do the work for you, at not only a prefessional level, but for the best price. This is a very interesting property, located on an urbanisation and with mains drainage connected. It is a very good offer and one property not to be missed.

After clarifying your enquiry, we will introduce you to our partners and/or local agents.

      Offer selection

We will help you to select suitable options. Tranio does not charge a commission for this — the property price remains the same as if you contacted our partner directly.

You then view the property or properties you have chosen. Our partners or agents from Tranio's European offices will meet you in situ.

      Transaction closure

Having chosen the best property, you will sign the sales or investment agreement (for development).

      • Can I get a mortgage abroad?

It depends on the country. For example, German banks willingly offer mortgages to foreigners at 1.5-2 % per annum with LTV up to 70%. Spain offers less favourable terms: the minimum rate for foreigners is 2.5% per annum. The situation is different in Greece: although the law does not prohibit banks from issuing loans, in practice, Greek banks don’t issue loans to local nor foreign property buyers. You can learn about the mortgage terms in your preferred country by contacting Tranio’s local agents.

      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain, Latvia, and Portugal offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Cypriot passport by buying a property worth at least €2M.

      • Can I obtain income from a seaside apartment?

Yes. You can use the purchased property yourself for holidays and lease it to tourists for the rest of the time. To avoid the hassle of finding tenants and cleaning the property, it’s a wise idea to hire a management company to do all the work – these services usually cost about 20% of the rent. Take into account the length of the tourist season in the location you choose: in certain regions it will be easy to rent apartments out all year round, while in others it might only be possible to do so during the high season.

      • How does Tranio make money if your service is free for the clients?

We share the commission, which the buyer or the seller (depending on the country) pays to our partners — foreign real estate agencies. The price of this service is the same as if you contacted the agency directly — this is an important condition and applies to all of our partnership agreements.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
