Location and nearby infrastructure

Both the Kurfürstendamm and the second Charlottenburg center, the pedestrian zone Wilmersdorfer Straße, are only a few minutes' walk away. The entire attractive offer of City-West, around the Kurfürstendamm, is easily accessible.

In addition to a large number of dining facilities, some of Berlin's cultural hot spots are also concentrated in this area. The Schaubühne on Lehniner Platz, the Deutsche Oper and the Schillertheater on Bismarckstrasse are particularly noteworthy. The internationally known radio tower can be reached quickly via the extension of Neue Kantstrasse. The city motorway and the AVUS can also be reached quickly.

The central location of the house means that public transport is easy to reach. The subway station ”Adenauerplatz“, the S-Bahn station ”Charlottenburg“ and various bus stops are in the immediate vicinity.

Despite the central inner-city situation, the residential area is also well supplied with regard to the recreational aspect. About 1 km away are the Halensee and the better-known Lietzensee with sunbathing lawns, parks and walking opportunities.

      FAQs
      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • Is it possible to make money off a flat in Germany?

Yes. You can rent out your flat on a medium- or long-term basis. To relieve yourself of the burden of finding tenants, hire a management company, which usually costs about 10% of the rent. It is best to buy a flat close to the city centre, near the metro, cafés, shops and parks. We recommend choosing small flats, as they generate more income per square metre and are easier to sell. To get an idea of the rental income this flat can generate, look at advertisements for similar properties in this area.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
