Foreigners are permitted to purchase the plot, as the land is classified as construction land. Ideal for building a villa, houses, apartments, or a mini-hotel.
Construction of permanent buildings up to 250 m² in area is permitted on a plot of 1,000 m² or more, plus auxiliary buildings (garage, sauna, summer kitchen, warehouse, workshop, etc.). As an exception, construction of a house up to 100 m² in area is permitted on a smaller plot (600 m² or more). This means that either one house of 250 m² or two houses of 100 m² each can be built on this plot.
An asphalt road leads to the lower part of the plot, and a dirt road to the upper part. A mountain stream flows along the lower boundary of the plot. Electricity: power line nearby. Water supply: local, spring water also available. If desired, you can drill your own well – the water in this area is located at a depth of approximately 30–50 m.
The plot is located in the eastern part of the city, a 30–40-minute walk from the center. The location is very quiet, shielded from city noise by a mountain slope and forest, which begins 200 meters from the plot. The road leading from the city to the ski resort runs 700 meters from the plot. Distance to the city center: 1,600 m, to the train station: 1,200 m.
