It is located on a hill, at an altitude of 1100–1200 m above sea level. The plot is divided into two parts by a mountain stream, which turns into a small river in the fall. Most of the plot is covered by beech forest with some oak, spruce, and ash. The smaller part of the plot is occupied by a fairly steep mountain slope, also covered in forest. Also on the gently sloping part of the plot is a garden and vegetable plot, which descends in terraces to the stream. The plot offers excellent mountain views.
The site has electricity and a rural water supply. There is also a spring with excellent drinking water on the site. Furthermore, the property boasts proven water reserves at a depth of 60–90 meters, allowing for the construction of a decent spa with a swimming pool, Russian, Finnish, and Japanese saunas, and a hammam.
A paved road leads almost to the property itself. However, the final section is an old dirt road for 200-250 meters that needs widening and improvement. Another forest road leads to the upper part of the property, but it requires more extensive repairs.
Construction is permitted in this area based on building and technical conditions issued by the Kolašin Municipality Urbanism Department. The site is ideal for green tourism, glamping, and is well-suited for a tourist or cottage village of 25–30 houses, each measuring 80-150 m², an eco-hotel of 2,500-3,000 m² with a spa center, an ethno village of 3,000 m², and other developments. Three to four families of local farmers live within a few hundred meters and could supply tourists with organic produce.
The plot is located in the eastern part of the town, 1.4 km from the road leading to the ski resort, in a very quiet and unspoiled area. Distance to the center of Kolašin: 2.5 km. The train station, restaurants, and grocery stores are a 20–30-minute walk away.
