The plot is located on an elevated site, approximately 1,120 meters above sea level, offering panoramic views. Almost the entire area of the site is occupied by a deciduous and coniferous forest with large sunny glades, springs and mountain streams. The plot is connected to electricity, and a rural water supply line runs nearby. The asphalt road reaches almost to the border of the site.
Construction is stipulated by the state development plan and is carried out based on construction and technical specifications obtained through a simplified procedure from the local authority. On plots over 600 m², the construction of houses from 80 to 150 m² is permitted, while on plots over 1,000 m², houses up to 250 m² and auxiliary facilities (garages, bathhouses, warehouses, summer kitchens, etc.) are permitted.
The springs and stream running through the property make it possible to establish both an independent water supply and a mini-hydroelectric power station. Significant groundwater reserves have been discovered on the property at depths of up to 50 meters.
The natural conditions also allow for the construction of a small ski trail for children and beginners. A cross-country ski trail would also be suitable.
The plot is located in the southeastern part of the city, 1,000 meters from the road leading to the ski resort, in a very quiet location on the mountain slopes. Just a 15-minute walk to the train station, market, restaurants, and supermarkets. Distance to the center of Kolašin: 1,500 m, of which approximately 300 m is on a new, widened and compacted gravel road, ready for asphalt paving. There is also a second road leading to the upper part of the plot.
