Villa prices in City Walk require some clarification because City Walk is primarily an apartment community and does not currently contain conventional standalone villas or townhouses. Residential property consists mainly of apartments, penthouses and a limited number of large duplex residences. Buyers searching specifically for a villa with a private plot and garden will therefore need to consider neighbouring areas rather than City Walk itself.
City Walk nevertheless offers several villa-style alternatives. Large duplexes and premium residences provide significantly more space than standard apartments and can include expansive terraces, maid’s rooms, multiple parking spaces and private outdoor areas. These properties occupy the upper end of the City Walk market.
Large duplex residences are the closest equivalent to villas within City Walk. Current asking prices for four-bedroom duplexes generally start from around AED 15 million and can exceed AED 23 million. Market data indicate that these homes typically range from approximately 4,400 to more than 6,000 sq. ft.
For example, four-bedroom duplexes in newer City Walk Crestlane developments can be marketed from around AED 16.7 million, while larger residences in Crestlane 5 can approach AED 23.3 million. Exact pricing depends on floor area, terraces, views, building location and project completion status.
Dubai Land Department-based market data provide another indication of pricing at the upper end of the community. During the 12 months to October 2026, four-bedroom residences in City Walk recorded a median sale price of approximately AED 16.44 million and around AED 3,534 per sq. ft.
Three-bedroom properties had a median transaction price of approximately AED 7.21 million, while two-bedroom homes averaged around AED 4.03 million. These figures cover apartments and large residences rather than standalone villas, but they demonstrate the substantial premium associated with additional space in City Walk.
City Walk differs from traditional Dubai villa communities because it is designed as a dense, pedestrian-oriented urban district. Residential buildings are integrated with restaurants, shops, landscaped areas and entertainment facilities, with Downtown Dubai and Sheikh Zayed Road nearby.
A buyer choosing a large City Walk duplex is therefore paying for central location and an urban lifestyle rather than for a private land plot. Buyers whose priorities include a private garden, swimming pool or detached house may find communities specifically developed around villas more suitable.
Across all residential property types, official Dubai Land Department-based data put the median City Walk sale price at approximately AED 3,148 per sq. ft. in late October 2026, up around 1.8% year on year. Around 1,355 registered sales were recorded during the preceding 12 months.
New off-plan developments generally command premiums over completed stock. This is particularly relevant for larger residences, where limited supply means individual transactions can strongly influence average prices.
Floor area, development, views, terrace size and interior specifications are major pricing factors. Duplexes with double-height living areas, private terraces and premium park or skyline views typically command higher prices.
Because there is no conventional City Walk villa market, buyers should avoid comparing these properties directly with standalone villas elsewhere in Dubai. Recent transactions for similar duplexes or large apartments within the same project provide a more meaningful benchmark for determining value.
