Property prices in City Walk place the community among Dubai’s premium residential locations. Current listing data indicate an average property price of approximately AED 4.4 million and an average asking rate of about AED 3,110 per sq. ft. Prices have continued to increase, with the average price per square foot around 5.4% higher year on year. Apartments dominate the available residential stock, although prices vary considerably between established City Walk Residences and newer projects such as Central Park and Crestlane.
The current asking-price range extends from approximately AED 557,000 to AED 50 million, reflecting the variety of units available, from compact apartments to large luxury residences. City Walk’s central location near Downtown Dubai and its pedestrian-oriented retail and leisure environment contribute to its premium positioning.
Apartments in City Walk currently average approximately AED 3,123 per sq. ft., with an average asking price of around AED 4.48 million. One-bedroom apartments have a median price of approximately AED 2.64 million, while two-bedroom properties average around AED 4.32 million.
Three-bedroom apartments are substantially more expensive, with a median price of approximately AED 7.14 million. Four-bedroom residences average around AED 16.6 million, while the limited supply of five-bedroom apartments is positioned firmly in the luxury segment, with median asking prices above AED 30 million.
The established City Walk Residential buildings generally trade below some of the newest off-plan developments on a price-per-square-foot basis. Current data put the average value at approximately AED 2,700 per sq. ft., while the average asking price is about AED 5.47 million.
Typical one-bedroom residences have median asking prices of around AED 3.2 million. Two-bedroom apartments average approximately AED 4.9 million, while three-bedroom units are around AED 7.5 million. Individual buildings show considerable variation depending on floor level, layout and views.
Off-plan properties command a premium over the wider City Walk apartment market. In September 2026, the average off-plan value reached approximately AED 3,375 per sq. ft., up 1.8% year on year.
One-bedroom off-plan apartments averaged around AED 3,259 per sq. ft., while two-bedroom properties reached approximately AED 3,344. Three-bedroom apartments averaged about AED 3,500 per sq. ft., and four-bedroom units approximately AED 3,589. Larger five-bedroom and premium residences exceeded AED 3,800 per sq. ft.
New developments account for some of the highest asking prices. City Walk Crestlane 1 Building A averages close to AED 6 million per property, while City Walk Residential Building 18A averages approximately AED 5.58 million. Crestlane 5 buildings typically average around AED 4.5–4.6 million.
Central Park developments also occupy the premium segment. Projects such as Castleton, Erin, Laurel and Myrtle offer different price levels depending on apartment size, project stage and location within the master development.
Location, building age, developer reputation, floor level and views are major pricing factors. Properties overlooking landscaped parks or the Dubai skyline can command premiums, as can larger terraces and newer specifications.
Buyers should also compare completed and off-plan properties carefully. Current off-plan values are higher than the broader City Walk apartment average, so new construction does not automatically offer a lower entry price. Recent building-level transactions, payment plans, service charges and expected rental income should all be considered when assessing value.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
