Villa prices in Emaar Beachfront are difficult to benchmark because villas represent only a very small part of this predominantly apartment-led waterfront community. Emaar’s master plan includes 27 residential towers and around 10,000 homes, while current market data inventory consists almost entirely of apartments and penthouses. Current listings show no active villa listings specifically in Emaar Beachfront.
True villa-style residences were included in selected projects, particularly Beach Isle. Because resale supply is extremely limited, there is no reliable community-wide villa price index comparable with the indices available for apartments.
Beach Isle is the clearest example of a project containing genuine villa layouts within Emaar Beachfront. The development includes three- and four-bedroom ground-level villas alongside apartments. Three-bedroom villas measure approximately 1,871–1,946 sq. ft., while four-bedroom villas provide around 2,541–2,566 sq. ft.
Original developer pricing started at approximately AED 7.6 million for a three-bedroom villa and AED 16 million for a four-bedroom villa. These units are now sold out from the developer, so current values depend on secondary-market availability rather than published launch pricing.
Because dedicated villa transactions are scarce, the wider Emaar Beachfront market provides useful context. Current listings show an average asking price of approximately AED 5.18 million and AED 3,747 per sq. ft. across all property types. Prices range from around AED 1.9 million to AED 85 million, but most of this inventory consists of apartments and penthouses rather than villas.
Dubai Land Department-based data for Emaar Beachfront show a median residential transaction rate of approximately AED 3,544 per sq. ft. over the previous 12 months. Villa-style residences can command premiums because they offer larger layouts, private outdoor space and extremely limited supply.
Large apartments and penthouses provide the closest comparison for villa buyers. Four-bedroom apartments in Emaar Beachfront averaged approximately AED 5,806 per sq. ft. in September 2026, while larger branded residences can cost AED 10 million to AED 30 million or more.
A villa may therefore compete directly with a premium four-bedroom apartment or duplex rather than with conventional Dubai suburban villas. The main difference is the house-like ground-level layout, additional privacy and private terrace or garden space.
Direct beach access, sea views, floor area and outdoor space are major pricing factors. Corner positions, private pools, larger terraces and views toward Palm Jumeirah or the Arabian Gulf can also support substantial premiums.
Scarcity is particularly important. Beach Isle contains only a small number of ground-level villas, so one resale transaction can materially affect apparent market averages. Buyers should therefore assess each property individually and compare it with recent sales of large apartments, duplexes and similar villa-style residences within the same development.
Buyers specifically seeking a detached villa will find much broader choice in communities such as Palm Jumeirah or Dubai Hills Estate. Emaar Beachfront is better suited to buyers looking for a rare villa-style home combined with the services, security and amenities of a premium beachfront tower community.
