Villa prices in Jumeirah Beach Residence (JBR) are difficult to benchmark because conventional detached villas are virtually absent from the community. JBR was designed primarily as a high-rise beachfront district, with 40 towers, including 35 residential buildings. The mainstream sales market consists of apartments, penthouses, hotel apartments and duplexes rather than standalone houses.
Current market data inventory includes more than 1,000 properties for sale in JBR, but no villas are listed as a separate property category. As a result, there is no reliable community-wide villa price per square foot or average villa sale price comparable with villa-led areas such as Palm Jumeirah or Dubai Hills Estate.
Buyers searching for villas in JBR may instead encounter duplexes, podium residences, large penthouses and other multi-level properties that provide some features associated with houses. These homes can include private terraces, swimming pools, large living areas and direct or panoramic views of the Arabian Gulf.
Prices vary significantly depending on the building. Across JBR, current properties have an average asking price of approximately AED 3.93 million and AED 2,328 per sq. ft., but large villa-style residences generally sit well above these figures.
Dubai Land Department-based transaction data provide a useful benchmark for larger homes. Properties with four or more bedrooms recorded a typical sale price of approximately AED 5 million during the latest 12-month period, with the middle half of transactions ranging from about AED 4.1 million to AED 9 million.
However, premium beachfront towers can be considerably more expensive. In 1/JBR, three-bedroom transactions in 2026 recorded a median price of approximately AED 10.7 million and AED 4,123 per sq. ft. Four-bedroom sales included transactions at AED 14.3 million and AED 32.02 million.
For buyers seeking maximum space and privacy without leaving JBR, penthouses are the closest mainstream alternative to villas. Current market data inventory includes large penthouses priced into the tens of millions of dirhams. A five-bedroom penthouse in One JBR, for example, has recently been marketed at AED 45 million.
Premium towers such as One JBR, La Vie, FIVE Luxe and Address Beach Resort typically achieve much higher rates than the original JBR clusters because of newer construction, direct beachfront positioning and luxury amenities.
Sea views, private outdoor space, floor area and building quality have a major influence on prices. Private pools, large terraces, direct beach access and high-end renovation can create substantial premiums. Newer branded residences also tend to cost considerably more per square foot than homes in established buildings.
Buyers specifically looking for a conventional detached villa will find very limited choice within JBR itself. Nearby areas such as Palm Jumeirah and Jumeirah provide much larger villa markets. JBR is more suitable for buyers who want a villa-like amount of space while retaining the security, services and beachfront setting of a high-rise residential development.
