Apartment prices in Jumeirah Beach Residence

Apartment prices in Jumeirah Beach Residence (JBR) remain among the higher levels in Dubai’s established beachfront market. In September 2026, apartments averaged approximately AED 2,928 per sq. ft., down about 3.5% from AED 3,035 per sq. ft. a year earlier. Current market listings show an average asking price of approximately AED 3.79 million and AED 2,159 per sq. ft.

Current asking prices range from approximately AED 1.2 million for smaller apartments in established buildings to more than AED 20 million for large residences in premium beachfront towers. The difference reflects JBR’s mix of older residential clusters and newer branded luxury developments.

Studio apartment prices in JBR

Studios averaged approximately AED 3,154 per sq. ft. in September 2026, down about 24% year on year. Current market data place studio asking prices at approximately AED 1.24–3.5 million.

Although studios have a high price per square foot because of their compact size, they remain one of the lower-cost ways to buy in JBR. Building age, furnishing, beach views and proximity to The Walk can significantly affect individual values.

1-bedroom apartment prices

One-bedroom apartments averaged approximately AED 2,815 per sq. ft. in September 2026, around 7.7% lower than a year earlier. Current asking prices generally range from approximately AED 1.66 million to AED 3 million.

Prices differ considerably between established clusters and newer towers. Apartments in older JBR buildings can offer larger layouts at a lower cost per square foot, while branded and recently completed developments command premiums for modern interiors and hotel-style amenities.

2-bedroom and 3-bedroom apartment prices

Two-bedroom apartments averaged approximately AED 2,802 per sq. ft. in September 2026, down about 5.2% year on year. Current asking prices typically range from around AED 2.2 million to AED 9 million.

Three-bedroom apartments averaged approximately AED 2,807 per sq. ft., around 6% lower annually. Current listings range from approximately AED 2.5 million to AED 17.2 million, with sea views, larger floor plans and newer developments pushing prices toward the upper end.

Prices in popular JBR developments

The original JBR clusters generally offer lower prices per square foot. Shams averaged approximately AED 1,748 per sq. ft., Sadaf AED 1,778, Amwaj AED 1,848, Murjan AED 1,880 and Bahar around AED 1,911.

Newer premium developments are significantly more expensive. La Vie averaged approximately AED 5,505 per sq. ft., Address Residences Jumeirah Resort and Spa AED 5,272, One JBR AED 5,014 and Sensoria at FIVE Luxe approximately AED 6,452 per sq. ft.

What affects apartment prices in JBR?

Sea views, beach access, floor level, building age and renovation quality are among the main pricing factors. New branded residences generally command substantial premiums over apartments in the original JBR towers.

Rental performance is also important for investors. Market estimates indicate an average gross rental yield of approximately 5.75% for JBR apartments. Buyers should compare recent transactions within the same building because prices can range from below AED 2,000 per sq. ft. in established clusters to more than AED 6,000 per sq. ft. in newer luxury projects.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
