Commercial property prices in Dubai

Commercial property prices in Dubai vary significantly depending on asset type, location, size, building quality and whether the property is completed or off-plan. The market includes offices, retail units, warehouses, commercial buildings and development land. Current listings show an average asking price of approximately AED 9.76 million for commercial property across Dubai, while Dubai Land Department transaction data put the average completed sale at around AED 12.35 million over the previous 12 months.

Around 9,500 commercial property transactions were recorded during this period. However, city-wide averages should be treated cautiously because they combine small offices and retail units with large warehouses, buildings and investment assets worth tens of millions of dirhams.

Office prices in Dubai

Offices are one of Dubai’s most active commercial property segments. Current listings indicate an average asking price of approximately AED 6.7 million, while completed office transactions averaged around AED 4.8 million during the previous 12 months. More than 5,300 office sales were recorded during this period.

Location creates substantial price differences. Average transaction values were approximately AED 7.87 million in Business Bay, AED 2.85 million in Jumeirah Lake Towers and AED 1.23 million in Dubai Silicon Oasis. Prime office districts can command much higher rates per square foot. Market data indicate that average office sales values in Downtown Dubai reached approximately AED 5,130 per sq. ft. in 2025, up 29% year on year.

Retail property prices in Dubai

Retail units provide another major commercial investment category. Current shop listings have an average asking price of approximately AED 6.67 million, while DLD-recorded transactions averaged around AED 4.18 million during the previous 12 months.

Prices differ widely by location. Average completed transactions were approximately AED 761,600 in International City, AED 4.3 million in Jumeirah Village Circle and AED 3.65 million in JLT. In Business Bay, shop transactions averaged approximately AED 6.61 million and AED 3,526 per sq. ft. over the previous 12 months.

Warehouse and industrial property prices

Warehouses generally require much larger total investment because of their size and land component. Current warehouse listings across Dubai average approximately AED 24.7 million. Popular locations include Dubai Investments Park, Al Quoz and Jebel Ali.

Average asking prices are approximately AED 30.5 million in Dubai Investments Park, AED 27.9 million in Al Quoz and AED 21.8 million in Jebel Ali. These figures are influenced by a relatively small and highly varied supply of properties, so individual warehouse specifications, plot size, power capacity and permitted industrial use are particularly important when comparing prices.

What affects commercial property prices in Dubai?

Location remains one of the strongest pricing factors. DIFC, Downtown Dubai and Business Bay command premiums for high-quality office space, while Jebel Ali, Dubai Investments Park and Al Quoz are major industrial and logistics locations. Retail values depend strongly on frontage, foot traffic, surrounding population and tenant demand.

Commercial prices are also supported by high occupancy and limited Grade A supply. CBRE reported Dubai office occupancy of approximately 94% in Q2 2026, with office rents increasing by 13% year on year and prime rents rising by 16%. Investors should compare recent transactions, achievable rental income, service charges, tenant quality and vacancy risk rather than relying only on headline asking prices.
