Advantages

It is perfect both for business (it can function as a mini hotel, and out of season you can rent out apartments for a long time) and for family living.

Infrastructure

In Krimovica there is a grocery store, post office, cafe, and a large authentic restaurant complex with its own farm, offering a variety of dishes of national and European cuisine from the freshest own products. 3 km from the village there is a large supermarket, a furniture showroom, a household appliance store, a gas station and car repair shop.

Location and nearby infrastructure

The villa is located in a very quiet and cozy part of the resort village of Krimovica, away from roads with active traffic. There is never any fuss or noise here. To the sea 900 m by air. To the center of Budva 10 km. Tivat Airport is approximately 15 minutes by car. Nearby are the three best beaches of the Budva Riviera: Jaz 3 km, Trstena 1.5 km and Ploce 2.5 km with full infrastructure (fish restaurants, shops, swimming pools, parking lots).

      FAQs
      • How does the purchase procedure work?

The purchase procedure depends on the country where you buy property. Generally, after choosing a property you need to sign a preliminary agreement with the seller and carry out a due diligence of the property by checking the relevant documents and the property's technical condition. After that, all parties sign the sales agreement and the notary registers the transaction. As a rule, the purchase registration costs amount to approximately 10% of the property price.

      • Can a residence permit be obtained by buying property?

In some countries it is possible. Residence-for-property purchase programmes are known as Golden Visas programmes. Greece, Spain and Latvia offer the most popular Golden Visas in Europe. The Greek residence permit is the cheapest and can be obtained by buying a property worth at least €250,000, while organising all of the documents costs about €19,000. Certain countries offer citizenship to property buyers — for example, an investor can get their hands on a Turkey passport by buying a property worth at least $400,000.

      • Who guarantees the transaction security?

The transaction security is guaranteed by the notary who draws up the sales agreement and checks the information on the previous and current owners of the property, any outstanding restrictions, mortgage, and third-party encumbrances. Tranio is not responsible for the parties involved in the transaction.
