      FAQ about Chamonix

Can a foreigner buy a house in Chamonix?
Currently, there are no restrictions for foreigners buying property in France. However, if you decided, for example, to buy property in Chamonix directly from the owner, you may face encumbrances, difficulties in proper registration and an inflated cost (sometimes the price is twice the price that can be offered to a French citizen).
How long does it take to buy a house in Chamonix?
From the moment the pre-contract has been signed, it takes on average 2,5 months for the whole purchasing house in Chamonix process to be completed.
Are there property taxes in France?
Property tax in France is an annual tax, and the tax service calculates it separately for a specific owner. There is no single tax value as a percentage. For example, owners of a 2-room apartment on the French Riviera pay property tax on average about 1200 euros per year.
      How to get French citizenship?
One ot methods to become a French citizen is through naturalization. You need to obtain a residence permit in France, live here for five consecutive years (the term can be up to 10 years — at the discretion of local authorities), sign the Reception and Integration Contract (CAI), submit your application, complete any requested interviews and additional paperwork.
Do you have to pay taxes in France?
If you are a resident of France (live here for more than 6 months a year) or earn income/rent your property in Chamonix, you will need to pay taxes.
Is it easy to get French citizenship?
You can apply for French citizenship if either of your parents are French citizen, if you were born in France or have lived there for long enough to fulfil the residency requirements. Alternatively, you may be eligible for citizenship through your marriage to a French citizen, or through some other exceptional circumstance.
Can you have dual citizenship in France?
French nationality law allows dual citizenship of France to be acquired by birth if a child is born to a French parent, filiation and naturalization. Many people who live in France have dual citizenship.

Houses in Chamonix. Prices for villas in Chamonix

Chamonix is a popular ski resort at the foot of the Mont Blanc in France. It is rather a large resort with 10,000 permanent residents. Houses for sale in Chamonix are profitable investments. The buying prices of villas have been consistently high here for years and the influx of tourists has been growing. Chamonix is a summer gateway to the Alps much enjoyed by Europeans. Many visitors come to admire Mont Blanc, explore the walking routes and  limb the steep slopes.

A house in Chamonix can sell for €4,000–6,500/sq m on average. €9,500/sq m or more can buy a villa in Chamonix and prices for 100–130 sq m six-bedroom chalets for sale with a hectare of land and a private car park can go up to €500–600/sq m. A home in Chamonix of 400 sq m costs about €4M.

Chamonix is conveniently located close to other EU states. Geneva is just a 60-minute drive from there and the tunnel under Mont Blanc links Chamonix with Courmayeur in Italy.
