How much does a flat cost in Alanya?

In the developed resort areas of Alanya, such as Mahmutlar, Oba, Kargıcak, and Demirtas, the cost of one-bedroom flats in new buildings starts from 120 thousand dollars, and a more spacious flat with two bedrooms can be bought from 150 thousand dollars. In more secluded areas such as Avsallar, Gazipasha, and Payallar, prices are lower: small one-bedroom flats sell from USD 76 thousand, and two-bedroom apartments from USD 95 thousand.

In which area of Alanya is it best to buy a flat?

Foreigners most often choose the Oba and Gazipaşa districts for their residence. For short-term rentals, tourists choose resort apartment complexes in Mahmutlar, Kestel, or Kargıcak.

How to buy a flat in Alanya?

We recommend finding a good guide - an agency that specializes in the Alanya market, or that has a local manager in Alanya who knows the local market well. Such an agent will give you the most complete and up-to-date picture of the properties available, advise you, share your experience, and organize a turnkey deal.

Where is the cheapest place to buy a flat in Alanya?

Flats are cheaper in Alanya's resort and residential areas, far from the center. For example, in Gazipaş, Demirtaş, Avsallar and Payallar.

How much does it cost to maintain a flat in Alanya?

The cost of maintenance depends on the services and infrastructure. For example, in a sita - a residential complex with a swimming pool, gym, playgrounds, and other public areas, the maintenance fee for the public spaces will be around $100 monthly. In ordinary apartment buildings, the rent does not exceed $20 a month.

When heating is required, the cost of utilities during the winter months does not exceed $120. If the house has gas heating, the heating costs are half as much.

I bought a house in Alanya for 520,000 dollars through acquaintances. As it turned out, its cadastral value was about 105,000 dollars and I had to get at least 295,000 more to qualify for a passport. I contacted Tranio. They found me an apartment in Istanbul for 310,000 dollars. I applied for a passport. While I’m waiting for citizenship, I have obtained a residence permit and live in Alanya. I’m renting out an Istanbul apartment.
