Furnished apartment prices in Deira vary considerably depending on the building, bedroom count, condition, location and quality of the furniture package. Deira has a relatively small residential sales market compared with newer freehold districts, so there is no reliable separate price index specifically for furnished apartments. Buyers generally need to compare individual furnished listings with similar unfurnished properties in the same building.
Across the wider Deira apartment market, Market data record an average price of approximately AED 1.47 million and around AED 783 per sq. ft. based on the previous 12 months of listing data. The September 2026 market index gives a higher average of approximately AED 1,317 per sq. ft., illustrating how strongly results can vary depending on the properties included in each dataset.
Studios represent the lowest-priced part of the furnished market. Current market guidance for Deira places conventional studio prices at approximately AED 640,000–900,000. Furnished units may fall within or above this range depending on whether furniture, appliances and renovation work are included.
Hotel and serviced apartments form another part of the furnished market. These properties typically include furniture as standard and may also provide housekeeping, reception and other hospitality services. Prices can therefore differ substantially from conventional residential studios.
One-bedroom apartments in Deira typically range from approximately AED 905,000 to AED 1.35 million. Furnished units in modern or renovated buildings can command a premium, especially when they are ready for immediate occupation or rental.
Jood Residence Plaza in Al Muraqqabat provides one benchmark for newer residential stock, with one-bedroom apartments averaging around AED 900,000. Al Zaina Plaza in the Deira Enrichment Project has one-bedroom properties priced at approximately AED 960,000.
Two-bedroom apartments generally cost approximately AED 1.3–2.5 million, while three-bedroom units range from around AED 1.37 million to AED 4.45 million. Furnished family apartments at the upper end of these ranges may include upgraded kitchens, fitted wardrobes, premium furniture and larger balconies.
Dubai Land Department data show average completed apartment transactions in Deira of approximately AED 1.29 million, with two-bedroom transactions averaging around AED 1.28 million and three-bedroom units approximately AED 1.7 million. These figures include both furnished and unfurnished properties.
Furniture can add value, but the premium is rarely determined simply by the original cost of the furniture package. Buyers generally pay more for well-designed turnkey apartments with good-quality appliances and recent renovations, while dated or inexpensive furniture may have little effect on resale value.
Building condition, title structure, location and floor area usually have a greater long-term impact on apartment prices. Furnishing is particularly relevant for investors planning short-term or executive rentals, where a ready-to-let property can reduce initial setup costs.
Metro access, building age, parking, apartment condition and proximity to Dubai Creek or major commercial areas are important pricing factors. Ownership structure also requires attention because much of traditional Deira is not standard freehold territory for non-GCC nationals.
Buyers should compare recent transactions, service charges and achievable rents within the same building. Because furnished sale inventory in Deira is limited, individual listings can differ significantly from district-wide averages, making building-specific comparisons particularly important.

3 years ago, when buyers discovered the Dubai market, a massive inflow of capital flooded into the region. Today, however, we are witnessing market maturity: demand has become more deliberate, the real estate sector is stabilising, and some potential investors in the UAE have started exploring alternatives in Oman and Saudi Arabia markets, which now offer new investment residency programmes.
